- Top Priority Factor in Moving Decision: Convenient Transportation
- 'Doan Prugio Diadel' Located Right in Front of Doan New Town Main Boulevard
In the real estate market, complexes with excellent transportation networks and high expectations of becoming landmarks are gaining popularity. Superior transportation provides convenience in daily life, offering an optimal living environment for busy modern people, and various infrastructures around stations are activated, making it convenient.
According to the results of the "Major Considerations When Deciding on Housing" survey conducted by the Korea Gallup Research Institute in March, which interviewed 1,324 residents of apartments and residential-commercial complexes in Seoul and other areas of interest, the most important factors considered when deciding to move to a current residence were △convenient transportation (52%), △distance to workplace/proximity to work (47%), and △convenience of living and access to commercial facilities (40%).
In fact, among the complexes that conducted sales this year, "Gangbyeon Station Central I-Park" in Gwangjin-gu, Seoul, which recorded a high competition rate of 494.11 to 1 in the first-priority subscription, attracted great interest from actual buyers due to its convenient road transportation network connecting all over Seoul, including Gangbyeonbuk-ro and Olympic-daero.
The provincial markets are no different. "Eco City The Sharp Phase 4," located in Songcheon-dong 2-ga, Deokjin-gu, Jeonju-si, closed with a first-priority subscription rate of 191.21 to 1, setting the highest competition rate in Jeonju's history and becoming a hot topic. The excellent accessibility to not only Jeonju but also other regions via Dongbu-daero and Honam Expressway around the complex seems to have contributed to its popularity.
Meanwhile, there is high interest from buyers in "Doan Prugio Diadel," being constructed at 70 Yonggye-dong, Yuseong-gu, Daejeon. It consists of 13 buildings from basement level 2 to ground level 32, with a total of 1,514 households ranging from 59 to 215 square meters in exclusive area. The complex is the transportation hub of Doan New Town and has the potential to become a future landmark.
First, Doan-daero, which connects Gwanjeo-dong in Seo-gu and Yonggye-dong in Yuseong-gu, is located right in front of the complex, providing a convenient transportation network. This road partially opened a four-lane section of the construction area in December last year, connecting the entire section of Doan-daero for the first time and significantly improving transportation accessibility.
In the future, it is planned to fully open 6 to 10 lanes in both directions. Once all lanes are opened, it is expected to improve mobility between Seo-gu and Yuseong-gu, disperse traffic volume, and increase floating population depending on road users, thereby enhancing infrastructure in the southwestern region.
Additionally, the Daejeon Urban Railway Tram Line 2 stations, Yonggye Station and Mokwon University Station (scheduled for 2028), are planned to pass through Doan-daero, providing an even smoother rapid transit network. Considering that "Doan Prugio Diadel" is scheduled for completion in 2027, residents will be able to enjoy the benefits of proximity to tram stations within a year after moving in.
In particular, the tram is a hydrogen-powered streetcar running on rails on the road, using dedicated lanes for speed. It also offers a unique attraction and is a popular tourist resource in Europe, the United States, and Australia. With many floating populations expected around the tram stations, the complex is anticipated to grow into a landmark of Doan New Town.
Opposite the complex is a mountain, offering an open view and a pleasant environment. Moreover, a well-developed thematic forest and walking trails extending to Mokwon University, as well as a park with a pond, allow for leisure activities such as walking.
Furthermore, "Doan Prugio Diadel" has the advantage of convenient commuting as various public institutions, companies, and industrial complexes are located nearby, including the Electronics and Telecommunications Research Institute, Korea Research Institute of Standards and Science, LG Uplus Daejeon R&D Center, Daedeok Research Complex, and KAIST.
Meanwhile, "Doan Prugio Diadel" plans to open a model house along Doan-daero in July and begin the full sales schedule.
