On the 1st, a special supply subscription battle took place in Mapo, Seoul, and Gwacheon, Goyang, and Seongnam in Gyeonggi Province. According to the results of the special supply subscription, more than 36,000 subscription accounts were concentrated in Gwacheon, where the price difference was the greatest.

For the first-time homebuyers category (66 households), 23,909 people applied, resulting in the highest competition rate of 362 to 1.

This is the last sale complex in Gwacheon Knowledge Information Town, and the sale price (33.35 million KRW per 3.3㎡) is more than 400 million KRW cheaper than the market price, attracting many demanders even in the special supply. The exclusive area is a single size of 59㎡, with prices ranging from 768.35 million to 870.35 million KRW. The actual transaction price of Raemian Sur, 59㎡, completed in 2008 on the north side of the project site, was up to 1.3 billion KRW as of last month.


The average competition rate for the special supply of Mapo Xi Hillstate Rachels was 58 to 1. This complex was the first apartment in the Gangbuk area to have a sale price exceeding 50 million KRW per 3.3㎡, but the subscription competition was intense. A total of 12,535 people applied for 213 households. The first-time homebuyers category, which attracted the most subscription accounts, had the highest competition rate of 191.7 to 1. The sale price per 3.3㎡ is 51.5 million KRW. The industry views that due to the shortage of new housing supply in Seoul and the possibility of earning a price difference of about 100 to 200 million KRW, many demanders gathered.


The special supply subscription competition rate for Sanseong Station Heriston in Seongnam, Gyeonggi Province, recorded an average of 11.8 to 1. Goyang Janghang Kaiyu Bora, supplied by Bando Construction in Goyang, Gyeonggi Province, received 1,959 applications for 507 households, recording an average special supply competition rate of 3.86 to 1.


In non-metropolitan areas, the special supply subscription results were somewhat sluggish. ‘Busan Blanc Summit 74,’ ‘Cheongju Technopolis Atera,’ ‘Daesang Wellaum Hongcheon,’ and ‘Onyang Bali Hanyang Lips The First (canceled union members)’ were undersubscribed in the special supply.


Duplicate Subscriptions Possible if Winner Announcement Dates Differ

For these complexes, first and second priority subscriptions will be conducted on the 2nd and 3rd. Even if the general sale subscription dates are the same, duplicate subscriptions are possible if the winner announcement dates differ. The winner announcement dates for Sanseong Station Heriston and Goyang Janghang Kaiyu Bora are on the 9th, while those for Mapo Xi Hillstate Rachels and Gwacheon Dietre Prestige are on the 10th.


Gwacheon Dietre Prestige is a complex supplied in a land development district, so it has a 10-year re-winning restriction, a 3-year resale restriction, and a 5-year residence obligation period. Goyang Janghang Kaiyu Bora also has the same 10-year re-winning restriction and 3-year resale restriction, with a 3-year residence obligation period. Sanseong Station Heriston and Mapo Xi Hillstate Rachels are subject only to a 1-year resale restriction.


Ham Young-jin, head of the Real Estate Research Lab at Woori Bank, advised, "When applying for subscriptions, it is necessary to consider whether resale regulations apply and regional residence criteria. Duplicate subscriptions are possible if the winner announcement dates differ, but for newlyweds, even if they apply simultaneously for apartments with the same winner announcement date, the first application received is recognized as valid, so it is better to check. Since the special supply competition rates show a trend similar to the first and second priority competition rates, it is advisable to strategize by considering the main unit sizes with many households within the same complex."
