GS Construction, 'Mapo Xi Hillstate Rachels' Special Supply Today

“Mapo Zai Hillstate Rachels,” which has emerged as the most anticipated complex in the Gangbuk area this year, officially launched its sales on the 28th (Friday), attracting a steady stream of visitors to the model house throughout the three days it was open. As a large-scale complex newly introduced in Seoul after a long time and benefiting from a prime location near subway stations, it has garnered intense interest from prospective homeowners.


In fact, the complex ranked first in popularity on the real estate information platform “Hogangnono,” with 59,996 visitors just last week (June 24 to June 30), reflecting its strong appeal.


Despite the hot weather, visitors lined up early in the morning at the previously opened model house, and inside, prospective buyers crowded to examine the location and features of the complex. Visitors ranged from young adults to middle-aged and older individuals, mostly actual residents living nearby.


Visitors who toured the model house expressed satisfaction with the convenient residential environment in the area. Mr. Park (40), a resident of Mapo-gu, said, “It seems convenient to be able to walk to the subway station, E-Mart, and the Gyeongui Line Forest Trail, and I like that the area is flat. Since schools and main roads are nearby, it feels safe to raise children here, so I plan to apply for the subscription.”


Indeed, Mapo Zai Hillstate Rachels is a transit-oriented complex within walking distance of Aeogae Station on Subway Line 5. Using this line, it is possible to reach Yeouido and the Gwanghwamun business district within 20 minutes. Additionally, Gongdeok Station, a transfer station for Subway Lines 5 and 6, the Gyeongui-Jungang Line, and the Airport Railroad, is just one stop away, allowing convenient access throughout Seoul.


Nearby the complex are shopping facilities such as E-Mart and Lotte Mart, as well as large hospitals including Sinchon Severance Hospital and Gangbuk Samsung Hospital. Within the complex, there is a daycare center, and within a straight-line distance of 300 meters are Seoul Soeui Elementary School’s attached kindergarten and Seoul Soeui Elementary School, enabling safe commuting for children. The Gyeongui Line Forest Trail and Hyochang Park are also close by.


The practical and differentiated features of the complex also received positive reviews. Mr. Lee (47), a resident of Seodaemun-gu, said, “Seeing the units in person, the master bedroom’s dressing room and the living room pantry are spacious, so I think storage worries will be reduced. I also like that you can practice swimming or golf within the complex without going far, and the sky lounge on the upper floors is a plus. I really hope I get selected.”


Mapo Zai Hillstate Rachels is designed with a south-facing layout for excellent natural lighting and features open balconies (except for some units), providing more usable space. Each housing type offers ample storage space such as master bedroom dressing rooms and pantries. Notably, the 114㎡B type has a separated household structure.


The community facilities include a golf practice range equipped with GDR technology, screen golf, a swimming pool, fitness center, residents’ lounge, residents’ meeting room, a small library (Kyobo Bookstore curation), study rooms, reading rooms, Moms Station, tea house, cafeteria, coin laundry, and guest house. Especially, a sky lounge is located on the 21st floor of Building 104, offering a unique space not found in nearby apartment complexes.


Despite being a brand-new apartment complex, the reasonable sale price compared to surrounding market prices has attracted buyers’ attention. Mr. Choi (34), a resident of Mapo-gu, said, “I’ve been living nearby on a lease, and I came to visit because it finally opened. Considering the surrounding market prices, I think the sale price is reasonable, so I plan to apply.”


According to the Ministry of Land, Infrastructure and Transport’s actual transaction data, a 59㎡ unit in the nearby “A” apartment complex in Mapo-gu was traded for 1.635 billion KRW in June this year, and an 84㎡ unit in the same complex was traded for 2 billion KRW in April. In contrast, the sale prices for the same sizes at Mapo Zai Hillstate Rachels are set at 1.2 to 1.3 billion KRW and 1.6 to 1.7 billion KRW respectively, up to 350 million KRW lower than the surrounding market prices. Additionally, it offers a rare payment benefit for new complexes in Seoul: a 10% down payment and 60% of the intermediate payment with interest deferred, easing the financial burden on buyers.


The subscription requirements are also low. Residents aged 19 or older living in the metropolitan area (Seoul, Gyeonggi, Incheon) who have held a subscription savings account for more than 12 months and meet the deposit requirements for each housing type can apply as first-priority applicants, and even homeowners can apply. There are no restrictions on re-winning or mandatory residence periods, and the resale restriction period is one year from the announcement date of the winners.


Meanwhile, Mapo Zai Hillstate Rachels consists of 10 buildings with four basement floors and 13 to 22 above-ground floors, totaling 1,101 households with exclusive areas ranging from 59 to 114㎡, of which 463 units are for general sale. The sales schedule is as follows: special supply on July 1 (Monday), first-priority subscription on July 2 (Tuesday), and second-priority subscription on July 3 (Wednesday). The winners will be announced on July 10 (Wednesday), and the official contract period will be held over four days from July 21 (Sunday) to July 24 (Wednesday).


The model house for Mapo Zai Hillstate Rachels is located on the 3rd floor of the Zai Gallery in Daechi-dong, Yeongdong-daero, Gangnam-gu, Seoul, and the complex is scheduled for occupancy in March 2027.
