- Popularity of 'Multi-Living Zones' Sharing Multiple Living Areas
- Various Infrastructures Including Byeongjeom Station Area and Byeongjeom Complex Town
Recently, complexes with a ‘multi-living zone’ advantage have been gaining popularity. A ‘multi-living zone’ refers to locations that, although in different administrative districts, share the same living area, allowing residents to enjoy various infrastructures by commuting between the two regions.
According to Korea Real Estate Board’s Subscription Home, ‘The Sharp Tangjeong Infinity City Phase 2,’ located in Tangjeong-myeon, Asan-si, Chungnam, which was offered for sale last May, successfully closed subscriptions with a first-priority competition rate of 31.43 to 1. The complex is situated in the Asan Tangjeong district, which enjoys a multi-living zone covering Cheonan and Asan areas, and its popularity is attributed to Asan being included in the GTX-C line extension section.
Industry insiders stated, “With the base interest rate frozen and the expected rate cuts in the first half of the year falling through, buyers are increasingly seeking complexes where they can purchase their own homes at reasonable prices,” adding, “Moreover, if the complex offers convenient living infrastructure and proximity to workplaces, it is wise to secure a unit quickly.”
Amid this trend, Lotte Construction’s newly supplied ‘Lotte Castle Winners Foret’ draws attention. Located in Yangsan-dong, Osan-si, Gyeonggi Province, this complex will be developed with 16 buildings ranging from 2 basement floors to 27 above-ground floors, comprising a total of 1,672 units with exclusive areas of 59 to 103㎡. Although administratively located in Osan, it offers the closest access to the Byeongjeom living zone from Osan.
The average sale price in Osan is at the level of the nearby area’s jeonse (long-term lease) prices, making it possible to purchase a home at a reasonable price. The average sale price per 3.3㎡ of apartments in Yangsan-dong, Osan-si, is 12.25 million KRW, which is lower compared to 15.47 million KRW in Byeongjeom-dong and 18.88 million KRW in Bansong-dong, Hwaseong-si. Even when compared to the average jeonse price of 11.52 million KRW in Bansong-dong, the difference is not significant, indicating a relatively lower price burden compared to Hwaseong housing prices.
The complex is located closer to Hwaseong and Dongtan New Town than to the living infrastructure concentrated near Osan City Hall. As a result, it is expected to share the Byeongjeom infrastructure, being near Byeongjeom Station area and the ‘Byeongjeom Complex Town’ currently under development with the GTX-C line expansion. The Byeongjeom Complex Town, spanning approximately 370,000㎡ in Byeongjeom-dong and Jinan-dong, Hwaseong-si, will include various facilities such as commercial, residential, office, and green spaces, promising benefits from the central commercial district.
Major development projects that will drive future value are also anticipated. Through the Byeongjeom Station GTX-C line, it will take only 20 minutes to reach Samsung Station. Additionally, the Dongtan Tram, connecting Dongtan Station (planned), which uses the SRT and GTX-A lines, and Byeongjeom Station, is scheduled to open in 2027. With the expansion of various transportation networks, movement to key hub cities is expected to become more convenient.
Proximity to workplaces is also excellent. By car, it takes only 20 minutes to reach Samsung Electronics Dongtan and Giheung campuses, as well as Samsung Suwon Digital City. Furthermore, using Seoburo Road, various industrial complexes such as Gajang General Industrial Complex and Hwaseong Jeongnam General Industrial Complex can be accessed quickly, making commuting convenient for industrial workers.
In addition, ‘Lotte Castle Winners Foret’ boasts a pleasant residential environment. Behind the complex lies Yangsanbong, and there are hiking trails connecting to Yangsanbong as well as walking paths at Doksanseong Sema Plateau, providing a rare forest zone with high value.
Meanwhile, the model house for ‘Lotte Castle Winners Foret’ has been set up in Wondong, Osan-si, Gyeonggi Province, and a sales promotion center is currently operating in Byeongjeom-dong, Hwaseong-si.
