No Move-Ins in Incheon in July, Many in Chungnam, Daejeon, etc.

Next month, 21,070 households nationwide will move in. The supply of move-ins in the Seoul metropolitan area is the lowest this year, suggesting that the rise in jeonse prices is likely to continue.


21,000 Households Nationwide Move In July... Capital Region Hits Lowest This Year

According to Real Estate R114 on the 27th, next month, 44 apartment complexes nationwide, totaling 21,070 households (including rental units), will begin moving in. There are 2,749 households in the Seoul metropolitan area and 18,321 households in other regions. The supply of move-ins in the metropolitan area is the lowest since July 2013 (2,094 households) and has decreased by more than 10,000 households compared to last month. Both Seoul and Gyeonggi saw their numbers cut by more than half, and there are no scheduled move-ins in Incheon.


The upward trend in jeonse prices is expected to continue for the time being. Jeonse prices for apartments in the metropolitan area have been rising since July 2023. Typically, July is considered an off-season for moving due to vacations and the rainy season, but with low move-in supply and the sequential expiration of the four-year lease contracts under the two Lease Protection Acts around July, the upward trend in jeonse prices is expected to persist.


The scheduled apartment move-in supply in the metropolitan area includes 2,266 households in Gyeonggi and 483 households in Seoul. There is a large volume of housing in planned development districts such as Hoban Summit Godeok New Town Phase 3 (703 households) in Godeok-dong, Pyeongtaek-si, Anseong Gongdo Central County Edu Park (433 households) in Gongdo-eup, Anseong-si, and Human Ville Casa Foret (338 households) in Majang-myeon, Icheon-si. In Seoul, three small- to medium-sized complexes near subway stations are scheduled for move-in, including Harrington Place Anam (199 households) in Anam-dong 3-ga, Seongbuk-gu, and Nam Guro Station Dongil Centasia (162 households) in Garibong-dong, Guro-gu.


The move-in supply in other regions (18,321 households) is ranked as follows: Chungnam (3,769 households), Daejeon (3,082 households), Gyeongnam (2,510 households), and Gyeongbuk (1,930 households). The move-in volume in Daejeon is the highest for the same month since 2000. The supply is concentrated in Dong-gu and Jung-gu, including Leaders City (1,328 households) in Cheondong, Dong-gu, and Daejeon Haneulchae Sky & (998 households) in Seonhwa-dong, Jung-gu. In Chungnam, large complexes with over 1,000 households are scheduled for move-in, such as Dangjin Centreville Rene Blue Phase 2 (1,460 households) in Sucheong-dong, Dangjin-si, and Cheonan Geukdong Star Class The First (1,225 households) in Daga-dong, Dongnam-gu, Cheonan-si.
