Kwangwoon University Station Area Landmark Commercial Facility to Be Built Up to 15 Floors

Low-rise shopping mall connected to ground-level pedestrian walkway
Mid-level offices designed as 'courtyard-style workspaces'
Top floor features a hotel utilizing rooftop landscaping

A landmark commercial facility with 15 floors above ground, including a shopping mall, offices, and a hotel, will be established in the Kwangwoon University Station area.

On the 26th, the Seoul Metropolitan Government announced that the 12th Architectural Committee approved the architectural review agenda for 'Kwangwoon University Station (Commercial and Business Site)'.


The commercial and business site within the Kwangwoon University Station logistics land development project is located in Wolgye-dong 106-3, Nowon-gu (an area of 19,675㎡), serving as a gateway to the Kwangwoon University area.


On this site, facilities including retail, office, and tourism accommodation will be constructed from five basement levels to 15 floors above ground. The floor area ratio is 599.99%, and the building coverage ratio is 59.99%.


The lower floors of the cube-shaped building will house retail facilities. They are planned to be conveniently accessible by connecting to the pedestrian passage on the ground floor.


The office spaces located in the middle floors will adopt a courtyard-style office layout that can be shared by all offices, creating a campus-style office environment.

The top floor will accommodate a hotel. The courtyard can be used as a hotel banquet space, and the rooftop landscaping will be utilized to create a diverse space.


To activate the public pedestrian path extending from the northern side of the project site along the Gyeongchun Line Forest Trail to Seokgye Station, two public open spaces and street-facing retail facilities (street mall) will also be connected.


Han Byung-yong, Director of the Housing Policy Office of Seoul City, said, "The Architectural Committee will strive to secure both quantitative and qualitative aspects of publicness and publicly accessible spaces in the building, leading to a pleasant green city within the urban area that citizens can directly enjoy."


The Kwangwoon University Station area project is a complex development by HDC Hyundai Development Company on a 150,000㎡ railway facility site around Kwangwoon University Station in Wolgye-dong, Nowon-gu, Seoul. The commercial and business site will have retail and office facilities up to 15 floors, and the complex site will include eight buildings such as apartments and a wellness center. Six apartment buildings in the complex site are scheduled for sale by the end of this year.
