Siheung 3-dong, 5 Moa Town Sites Planned, Total 1,995 Households
Garak-dong 113 Households, Sinwol-dong 171 Households
A total of 2,279 households will be supplied through the Moa Housing project in Siheung 3-dong, Geumcheon-gu; Garak-dong, Songpa-gu; and Sinwol-dong, Yangcheon-gu in Seoul.
Seoul City announced on the 24th that the 'Geumcheon-gu Siheung 3-dong 950 Area Moa Town' passed the integrated review at the 9th Small-scale Housing Maintenance Integrated Review Subcommittee.
The approved amendment to the Moa Town management plan includes ▲upgrading the zoning area (from Type 1 and Type 2 residential areas (up to 7 floors) to Type 3 general residential area) ▲maintenance and expansion of maintenance infrastructure (roads, parks, public sports facilities) ▲traffic management plan ▲shared facility plan ▲designation of a special architectural zone to introduce creative designs for Moa Housing ▲maintenance guidelines for areas excluded from the project zone.
Five Moa Housing sites will be promoted in the target area, supplying a total of 1,995 households. The floor area ratio will be applied at around 300% without floor restrictions.
The city stated, “We will quickly supply high-quality housing and maintain and secure infrastructure to resolve chronic problems in aging low-rise residential areas such as parking shortages, lack of green spaces, and flooding risks in semi-basement houses.”
At the integrated review subcommittee on the same day, Moa Housing projects in Garak-dong 171-5, Songpa-gu, and Sinwol-dong 477-3, Yangcheon-gu also passed. The Moa Housing at Garak-dong 171-5, located near Gaerong Station on Subway Line 5, will consist of one building with 3 basement floors and 26 above-ground floors, totaling 113 households. Since more than 10% of the total households will be constructed as rental housing, the floor area ratio was relaxed from the existing 400% to 426%, and the road width was expanded due to the designation of building limit lines (12m road: additional 2m, 8m road: additional 1 to 1.6m).

The project site faces roads on the north, west, and south sides, and a road-adjacent front setback (1 to 2m) was created to improve the pedestrian environment. Outdoor community facilities such as a moms’ cafe, rest garden, and residents’ exercise space provide rest and leisure areas for residents and local community members.
The Moa Housing at Sinwol-dong 477-3, Yangcheon-gu, located near Yanggang Elementary School in Seoul, will consist of three buildings with 2 basement floors and 14 above-ground floors, totaling 171 households (136 for sale, 35 public rental).
Sidewalks and landscaping were planned on roads where pedestrian and vehicle paths were not separated to provide a safe and pleasant walking environment. To reduce the visual discomfort caused by retaining walls on the uneven terrain and to adapt to the topography, multi-level processing and flower bed planning were implemented. Openings were planned on the exterior walls of the parking lot to improve the streetscape for the public.
