SH Corporation, 'Yeongdeungpo Jjokbangchon' Yeongdeungpo Public Housing District S-1 Block Architectural Design Competition

Deadline for Design Competition Submissions: July 31

Seoul Housing and Communities Corporation (SH Corporation) is launching an architectural design competition for the redevelopment of the S-1 block in the Seoul Yeongdeungpo Public Housing District, known as the "Yeongdeungpo jjokbangchon" (Yeongdeungpo Goshiwon Village).

SH Corporation announced this on the 18th via the official Seoul design competition website, "Project Seoul," and is accepting design proposals. The Yeongdeungpo Public Housing District development project aims to revitalize the long-neglected and deteriorated Yeongdeungpo jjokbangchon, providing quality housing for jjokbangchon residents and Seoul citizens. This is the first publicly led jjokbangchon redevelopment project jointly implemented through an agreement between SH Corporation, LH Corporation, and Yeongdeungpo District Office.

SH Corporation will develop the S-1 block among the three blocks in the public housing district. The site covers 3,627㎡ in a general commercial area, applying a maximum floor area ratio of 800% to create 273 apartment units, office facilities, and neighborhood commercial facilities. The remaining A-1 block will be developed by LH Corporation, and the M-1 block is a site for sale to be developed by a private construction company in the future. Through this, a total of 782 housing units are expected to be supplied (461 integrated rental units, 182 public sale units, and 139 private sale units).

Companies wishing to participate can register through "Project Seoul" by the 21st. Both domestic and international architects are eligible to participate, with up to three people allowed to apply jointly. However, if only foreign architect qualifications are held, participation must be in collaboration with a domestic architect.

The deadline for submitting design proposals is July 31, when the list of seven competition judges will also be announced. The judging committee will convene on August 13, and the results will be announced the following day, August 14. To ensure transparent and fair evaluation, SH Corporation plans to livestream the judging process on its YouTube channel.

Meanwhile, the project implementers, including SH Corporation, will first establish a relocation complex where jjokbangchon residents can live to minimize their inconvenience and support resettlement. A relocation complex with 302 units will be built under the elevated highway, where residents from the A-1 and M-1 blocks will move. After LH constructs housing in the A-1 block, jjokbangchon residents in the S-1 block will relocate to the A-1 block, followed by the construction of housing in the S-1 block, following a circular relocation method.

Kim Heon-dong, President of SH Corporation, stated, "We will redevelop the 'Yeongdeungpo jjokbangchon' using a circular relocation method to implement 'warm development without displacement, a people-centered jjokbangchon complex development.' We will expedite the project to help jjokbangchon residents quickly move out of poor living conditions to new homes and supply 'high-quality century housing' to Seoul citizens."
