Establishing Architectural Plans to Harmonize with Existing Buildings
Prohibiting Basement Residences to Prevent Natural Disasters
The zoning designation of six areas, including Cheongnyong Village in Seocho-gu adjacent to Cheonggyesan Mountain and Yeomgok Village near Guryongsan Mountain, will be upgraded to Type 1 General Residential Area.
On the 5th, the Seoul Metropolitan Government held the 8th Urban and Architectural Joint Committee meeting and announced that it had approved revisions to the district unit planning zones and plans for six areas (10 villages) including Cheongnyong Village, a collective settlement area in Seocho-gu.
The target sites are 10 villages in six areas (Cheongnyong·Wonteo, Hongssi·Neungan·Angol, Bon, Yeomgok, Seongchon·Hyeongchon, Jeonwon Village) that were removed from the Greenbelt in 2002 and 2006 and have been managed as exclusive residential areas until now.
In the vicinity of these 10 villages, a memorial park has been established, and large-scale development projects such as the Naegok, Seocho, and Umyeon public housing districts have been promoted, resulting in changes in land use, including the upgrading of zoning designations. It is also an area where measures are needed to prevent natural disasters such as landslides on Umyeonsan Mountain.
In this district unit plan, considering the changing conditions and to create a safe village environment, it was decided to upgrade the zoning designation from Type 1 Exclusive Residential Area to Type 1 General Residential Area. Even with the zoning change, architectural plans reflecting the characteristics of each village, such as building coverage ratio and height, were established to harmonize with existing buildings.
To respond to natural disasters, residential use of basement floors is planned to be prohibited. Reflecting the nature-friendly residential characteristics, which are the greatest advantage of collective settlement villages, architectural design guidelines for the development of a new Seoul-style exclusive residential area will be applied.
Jo Nam-jun, Director of the Urban Space Headquarters of Seoul City, said, "The collective settlement villages are seeing an increasing number of aging houses over 30 years old, so it is time to consider the value and characteristics of good residential areas within exclusive residential zones. Through this district unit plan, we expect to propose a new residential model for Seoul-style exclusive residential areas, creating harmonious and safe villages that blend with their surroundings and transforming them into sustainable eco-friendly residential areas with increased village value."
