In real estate investment, 'location' is considered the most important factor. This is because real estate, such as land or buildings, is immovable property. The value of real estate is judged by its location, making it a crucial element for investment.


The same applies to income-generating real estate. Profitability varies depending on where it is located, so it is necessary to check factors such as the resident population, floating population, and the flow of users.


A real estate expert advised that when assessing a property's location, one should check whether the population is increasing, if the transportation environment is convenient, and whether future value is expected.


Newly supplied commercial facilities also show different levels of demand interest depending on their 'location.' The 'Gangdong Eastern Square,' which will be launched in Gangdong in June, is situated in Gangdong-gu, where the population is steadily increasing (461,921 as of April 2024, up from 458,292 in October 2023, with monthly growth thereafter).


In particular, this commercial facility is adjacent to the already location-verified Cheonho Station commercial district, and it is expected to be the final spot forming a 'commercial map' that connects Hyundai Department Store, E-Mart, Hyundai Home Shopping, 2001 Outlet, and Rodeo Street, attracting attention.


Additionally, it is located in a double subway station area served by lines 5 and 8, near 33 bus routes, attracting about 200,000 floating visitors and an overwhelming fixed demand from 1,263 households, plus an expected secondary demand from approximately 5,600 households. The extension of Line 8 (to Guri, Namyangju, and Byeollae) is expected to increase floating population demand, and the influx of visitors is also anticipated through convenience facilities within the project area, such as public offices, small parks, and a 5-lane swimming pool near the commercial facilities.


The Cheonho-dong area, where Gangdong Eastern Square is located, also has growth potential as a transportation hub connecting Hanam Misa District, Guri Topyeong District, Namyangju Wangsuk New Town, and Hanam Gyosan New Town.


Meanwhile, Gangdong Eastern Square is a large-scale street mall within the Gangdong Millennial Joongheung S-Class mixed-use complex, with a total floor area of 50,223㎡ (approximately 15,000 pyeong) spanning from basement level 3 to ground level 3, comprising 246 units (176 units for general sale). The commercial facility is planned with street mall routes that are easily accessible from the east, west, south, and north, and will organically connect the ground and basement levels using moving walkways and escalators.


The promotional center is located on the 2nd floor of the Munhwa Building on Gucheonmyeon-ro, Gangdong-gu, Seoul, and is scheduled to open in June.
