Han Riverfront Sinbanpo 2nd Phase Confirmed at Up to 49 Floors
New Public Pedestrian Passage and Access Point to Enhance Han River Accessibility
Open Community by Han Riverfront and Cultural Park along Banpodaero
Siheung 1 District Developed with Up to 35 Floors and 1,170 Households
Shillim 7 District to Build Up to 25 Floors with 1,402 Households
Sinbanpo 2nd Complex, a redevelopment site along the Han River, will be constructed with a maximum of 49 floors and 2,057 households.
On the 30th, the Seoul Metropolitan Government announced that the 'Sinbanpo 2nd Housing Redevelopment Project: Designation of Maintenance Area and Maintenance Plan Decision (Draft)' was conditionally approved following the 4th Urban Planning Committee's Rapid Integrated Planning Maintenance Project and other authorized subcommittee meetings.
Sinbanpo 2nd is located along the Han River and boasts an excellent residential location adjacent to the Express Bus Terminal, Olympic-daero, and Banpo-daero. It was selected as a candidate site in Seoul's 2021 'Housing Redevelopment Project Candidate Site Contest,' and a maintenance plan reflecting the regional characteristics of the Han River area was prepared according to the Rapid Integrated Planning guidelines.
Sinbanpo 2nd will be built with a maximum of 49 floors across 15 buildings, comprising 2,057 households. A floor area ratio of 299.94% was applied. While nearby Acro Riverview and One Bailey have maximum heights of 35 floors, Sinbanpo 2nd received approval for a maximum height of 49 floors thanks to the Rapid Integrated Planning guidelines and the relaxation of height restrictions along the Han River.
The maintenance plan includes the addition of public pedestrian pathways and access points to improve Han River accessibility. In line with the plan to convert Jamsu Bridge into a pedestrian bridge, a cultural park will be created along Banpo-daero. An open community facility along the Han River, accessible not only to residents but to everyone, is also planned.
Han Byung-yong, Director of the Seoul Metropolitan Government’s Housing Policy Office, stated, “With the decision on the maintenance plan for the area around 73 Jamwon-dong, the pedestrian network along the Han River will expand, and quality housing supply will be provided in the aging residential areas, creating a pleasant living environment.”
A large apartment complex with up to 35 floors and 1,170 households will also be developed in the area around 810 Siheung 4-dong, Geumcheon-gu. On the same day, the 4th Urban Planning Committee’s Rapid Integrated Planning Maintenance Project and other authorized subcommittee approved a revised maintenance plan decision and designation of the maintenance area for the 810 Siheung 4-dong area. The project district name will also be changed to 'Siheung 1 District.'
The project site is a mixed area of aging single-family and multi-family houses with poor pedestrian environments. It was selected as a Rapid Integrated Planning candidate site in December 2021. A maintenance plan reflecting the Rapid Integrated Planning guidelines was established this time. To create a nature-friendly pedestrian environment connected to nearby schools and Gwanaksan Mountain, public pedestrian pathways are also planned within the complex.
The Siheung 4-dong Community Service Center within the maintenance area will be restructured into a complex building, including public facilities such as sports facilities and a public parking lot needed by the community. A skyline harmonizing with the adjacent low-rise residential area and Gwanaksan Mountain will be created. The zoning will be upgraded from Type 1 and Type 2 (up to 7 floors) general residential areas to Type 2 (up to 7 floors) and Type 2 general residential areas. A floor area ratio of up to 234.54% will be applied. There will be 225 rental housing units.
The designation of the 'Sillim 7 District' maintenance area and the maintenance plan decision for the area around 675 Sillim-dong also passed the Urban Planning Committee review. According to the maintenance plan, 1,402 households will be built in 26 buildings ranging from 2 basement floors to 25 floors above ground. Sillim 7 District was previously designated as a single redevelopment maintenance area but was canceled in 2014 due to resident opposition. Since being selected as a Rapid Integrated Planning candidate site in 2021, the redevelopment project has been re-initiated. Parks, a complex building, roads, and public open spaces will be developed as maintenance infrastructure.
Han Byung-yong, Director of the Housing Policy Office, said, “Through this designation of the maintenance area, the residential environment of aging low-rise residential areas will improve, and housing supply for Seoul citizens is expected to gain momentum.”
