24-Hour Service for Sales and Lease Contracts
Jung-gu, Seoul (Mayor Kim Gil-seong) has introduced a KakaoTalk artificial intelligence (AI) chatbot system to address residents' questions related to real estate sales and lease contracts.
According to Jung-gu on the 27th, the district is currently conducting a pilot operation of the AI chatbot system "Bueungi" targeting 608 brokerage offices in the area, and will officially launch the service for all residents starting July this year.
Bueungi contains information related to real estate contracts and brokerage in general, including △real estate brokerage offices (establishment, relocation, changes, etc.) △real estate transaction reporting (lease reporting, etc.) △jeonse fraud (precautions when signing jeonse contracts, application and support guidance for victims of jeonse fraud, etc.) △brokerage fees and moving expenses (eligibility, required documents), among others.
The system will be updated regularly to improve accuracy whenever related laws or policies are revised, and plans to sequentially post other useful information and real estate policies to expand the range of questions Bueungi can answer.
To use Bueungi, simply enter "Seoul Jung-gu Real Estate Information Division" or "Bueungi" in the KakaoTalk search bar and add it as a friend. Subscribers to the channel will also receive real estate-related news.
The answer screens are designed to be as visual as possible for easy readability. For example, if you want to know about "real estate brokerage fees," open Bueungi and search for "brokerage fees." Then, the current "Seoul Metropolitan City Real Estate Brokerage Fee Rate Table Image" and "application criteria" will appear as answers. Below that, the "Real Estate Brokerage Fee Guide" tab and the "Brokerage Fee Calculator" tab are open, allowing users to understand more detailed information and immediately check their own brokerage fees.
For questions that the chatbot cannot answer, a staff member will respond directly. From Monday 9 a.m. to 6 p.m., residents can ask questions directly to the Real Estate Information Division staff at the district office through a "1:1 chat service."
Bueungi was devised and established directly by district office staff to improve residents' access to information. The district stated, "It is impressive that the responsible staff personally selected frequently asked real estate-related Q&As from residents, carefully considered so that residents do not have to struggle too much to obtain information, and that this is a form of 'proactive administration' that did not require a separate budget."
Mayor Kim Gil-seong said, "Bueungi will serve as a communication channel providing the most accurate information related to real estate contracts," and added, "We will continue to carefully manage various aspects to protect the valuable assets of our residents."
