Autonomous Development Enabled Near Mia Sageori Station After Maintenance Project Cancellation

Regulations will be eased to allow autonomous development of residential and commercial facilities around Mia Sageori Station, where aging buildings have been increasing since the maintenance zone was lifted.

On the 22nd, the Seoul Metropolitan Government announced that the 'Mia Center District Unit Plan Decision (Draft)' was amended and approved at the 4th Urban Redevelopment Committee meeting.


The area around 70 Mia-dong, Gangbuk-gu, is a region where development conditions need improvement as most of the promotion zones within the Mia Center Redevelopment Promotion District were lifted. Although eight urban environment maintenance planned zones were designated in 2005, most maintenance zones were lifted due to residents' opposition, and development has been slow, with new buildings accounting for only 5%.


Through the district unit plan amendment, the city minimized joint development regulations to allow autonomous development of parcels that were previously difficult to develop due to uniform lot planning after the maintenance zone was lifted.


Gangbuk 7 District was planned as a special planning zone after being lifted from the maintenance zone this time. The two-story Sungin Market, completed in 1966, is expected to be transformed into a high-rise mixed-use building combining residential and neighborhood living facilities.


The city plans to relocate Exit 4 of Mia Sageori Station to an adjacent site and secure rest green spaces (such as publicly accessible open spaces) to revitalize Dobong-ro street. The height limit in commercial areas will be relaxed from 60m to 120m, and in quasi-residential areas from 40m to 80m. Improvements were made to secure openness along main roads and strengthen the status as a regional center.


Han Byung-yong, Director of Housing Policy at Seoul City, said, "Through this decision, the conditions for renovating small-scale aging buildings around Mia Sageori Station will improve, and we will spare no administrative support to create a living area balanced between commercial and residential uses."
