Until the end of last year, the Daegu real estate market struggled, but newly launched apartment complexes in Suseong-gu have been performing well in subscription applications, raising market expectations.
On the 13th (Monday), Hyundai Engineering & Construction received 296 first-priority subscription applications for ‘Hillstate Hwanggeum Station Reserve,’ supplied in Hwanggeum-dong, Suseong-gu.
This complex attracted attention from the start as to whether it could continue the success of ‘Beomeo I-Park,’ which was supplied earlier and completed its apartment sales ahead of schedule.
Regarding the first-priority subscription results, local opinions mainly suggest that the subscription performed well. Following the early sell-out announcement of Beomeo I-Park, the strong subscription performance of the complexes supplied in Suseong-gu has significantly raised expectations for market recovery.
According to data from Real Estate 114, the apartment sale price per 3.3㎡ in Suseong-gu, Daegu, was recorded at 15.44 million KRW in April. Considering that the price was 15.37 million KRW in March, this represents a slight increase of about 70,000 KRW per 3.3㎡, approximately 0.45%. During the same period, the average price in Daegu Metropolitan City rose by 0.21%. Industry experts evaluate that Daegu as a whole, especially Suseong-gu, is expected to have bottomed out and is poised to enter an upward trend.
An industry expert commented on the subscription results of Hillstate Hwanggeum Station Reserve, saying, “Until the end of last year, Daegu as a whole, including Suseong-gu, was in a slump, but from the beginning of this year, existing apartments in Suseong-gu have been updating actual transaction prices and shifting to an upward trend.
Considering that the apartments in the complexes launched before ‘Hillstate Hwanggeum Station Reserve’ completed sales early and that ‘Hillstate Hwanggeum Station Reserve’ also showed excellent subscription results, it can be said that the transition to an upward trend has begun,” adding, “Suseong-gu, traditionally recognized as an affluent area in Daegu, tends to respond first to the recovery phase of the local real estate market, similar to Gangnam-gu in Seoul, and demand tends to move accordingly, making it highly likely that second-priority subscriptions from metropolitan demanders will follow.”
