Bangbae 13 District near Bangbae Station on Line 2 will be developed into a large apartment complex with 2,217 households.

On the 15th, the Seoul Metropolitan Government announced that it had passed two architectural reviews, including the Bangbae 13 District detached house reconstruction project, at the 10th Architectural Committee meeting held the previous day.


Bangbae 13 District is located at 541-2 Bangbae-dong, Seocho-gu, and will consist of 3 buildings with 4 basement floors and 22 above-ground floors, housing 2,217 apartments and auxiliary welfare facilities. Among these, 375 units are rental housing, and 1,842 units are for sale. The floor area ratio applied is 216.62%.

The number of sale units by area in Bangbae 13 District is ▲39㎡ exclusive use: 26 units ▲59㎡: 583 units ▲84㎡: 879 units ▲112㎡: 118 units ▲125㎡: 168 units ▲162㎡: 68 units.


The Architectural Committee designated Bangbae 13 District as a special architectural zone, arranging the buildings considering the surrounding nature and urban landscape such as Maebongjaesan and Umyeonsan. A complex height plan was established taking into account the skyline with the nearby mountainous area.


A public pedestrian passage connecting the inside and outside of the complex was planned, and community facilities shared with the local area were concentrated along the pedestrian paths to improve the residential environment and promote regional revitalization.

The 'Gireum Station Transit-Oriented Housing and Public Rental Housing Project' also passed the Architectural Committee review.


The Gireum Station transit-oriented housing (Donam-dong 624 and 16 other lots), located near Gireum Station on Line 4, will consist of 7 buildings with 7 basement floors and 29 above-ground floors. It will include 574 apartments (115 rental units), auxiliary welfare facilities, and neighborhood living facilities.


The floor area ratio applied is 486.28% for quasi-residential areas and 299.94% for type 3 general residential areas. The number of sale units by housing type is ▲52㎡ exclusive use: 55 units ▲59㎡: 237 units ▲72㎡: 13 units ▲84㎡: 154 units.


The Architectural Committee widened the public pedestrian passage connecting the center and east side of the project site to the nearby Gaeunsan Neighborhood Park and planned to maximize openness above so that citizens can easily recognize it. Landscaping and sidewalk plans were integrated around the public pedestrian passage to create a pleasant walking environment.


Kim Jang-su, Director of Housing Supply Planning at Seoul City, said, "We will carefully review architectural plans to create a pleasant residential and living environment that harmonizes with the surrounding environment and strive to build 'Attractive City Seoul' with a safe residential environment."
