- Record Number of Subscription Applications in Gwangju This Year
- Open to Everyone Regardless of Subscription Savings Account or Home Ownership Status
Lotte Construction announced that ‘Jungang Park Lotte Castle Signature,’ introduced as Gwangju Metropolitan City's largest private park special project, will begin first-come, first-served unit designation contracts starting May 15.
This first-come, first-served unit designation contract is conducted for some units that were selected through subscription but were deemed ineligible. Regardless of residence area, anyone aged 19 or older nationwide can designate and purchase units without regard to subscription savings accounts or home ownership status. As it is the apartment with the highest number of subscription applications in Gwangju this year, housing demand is expected to focus keenly on this contract.
A sales representative for ‘Jungang Park Lotte Castle Signature’ stated, “During the subscription and official contract schedule, inquiries about the first-come, first-served contract schedule have been rapidly increasing,” adding, “Since the product mainly consists of medium to large units, many actual demanders were not eligible for subscription, so it seems they were waiting for the first-come, first-served unit designation contract, which is free from various regulations such as subscription savings accounts.”
Located in Geumho-dong, Seo-gu, Gwangju, ‘Jungang Park Lotte Castle Signature’ consists of 39 buildings from 3 basement floors to 28 above-ground floors, with exclusive areas ranging from 84 to 233㎡, totaling 2,772 households, of which 2,364 are for general sale. It is divided into three blocks: △1BL (929 households, exclusive area 114~233㎡) △2-1BL (915 households, exclusive area 121~166㎡) △2-2BL (928 households, exclusive area 84~166㎡).
‘Jungang Park Lotte Castle Signature’ boasts differentiated residential value as a branded large complex apartment embracing a large lake park. In particular, the ‘Jungang Park 1 District’ that houses this complex is the largest among the nine private park special projects promoted by Gwangju Metropolitan City, covering 2,435,516㎡, consisting of eight themed forests and eleven village forests. Various cultural spaces will be established centered on abundant green spaces, further enhancing future residential value.
Due to these unique advantages, ‘Jungang Park Lotte Castle Signature’ recorded the highest number of subscription applications in Gwangju’s sales market this year. According to the Korea Real Estate Agency’s subscription homepage, the 1st and 2nd priority subscription held on April 17-18 attracted a total of 7,041 applications (including special supply) for 2,364 households (including special supply), showing an average competition rate of 3.2 to 1. Subsequently, the official contract held from May 7 to 9 showed about a 50% contract rate amid strong response. Considering the frozen market atmosphere, this is regarded as a meaningful result.
High residential convenience is also expected. The complex is near Sangmu District, considered the central commercial area of Gwangju, and is adjacent to various commercial facilities such as Lotte Outlet and Lotte Mart. Additionally, elementary, middle, and high schools such as Hwajeongnam Elementary, Hwage Elementary, and Pungam High School are within walking distance, providing excellent educational environments and abundant living infrastructure.
Transportation benefits are also notable. Two stations for Gwangju Subway Line 2 Phase 1 (scheduled for 2026) will be established. Currently, fast vehicle movement is possible via the 2nd Ring Road and Sangmu-daero, and the distance to Seogwangju Station on the Gyeongjeon Line is also close.
World-renowned luxury finishing materials applied inside the complex also attract attention. Kitchens are furnished with Arclinea, one of the world’s top three kitchen furniture brands, the famous German kitchen brand Nolte, and the high-end kitchen furniture brand Dada. A sales representative for ‘Jungang Park Lotte Castle Signature’ said, “The symbolic significance as Gwangju’s largest private park special project and the high residential value as a large-scale medium-to-large unit complex with Lotte Construction’s brand premium have continued to receive enthusiastic support,” adding, “Especially, the biggest advantage of this contract is that applicants can designate their desired floor without a lottery, which can further raise expectations for future capital gains.”
Meanwhile, the model house for ‘Jungang Park Lotte Castle Signature’ is located in Sangmunuri-ro, Seo-gu, Gwangju, and move-in is scheduled for August 2027.
