Gangseo-gu, Moa Town Special Case Applied...First Cooperative Establishment Approval

Gangseo-gu, Seoul (District Mayor Jin Gyo-hoon) is accelerating balanced regional development with the first Moa Housing cooperative establishment approval applying the Moa Town special case. On the 13th, the district announced that it processed the cooperative establishment approval for Moa Housing within Moa Town in the area of 1130-7, Hwagok-dong on the 8th.


The area around 1130-7, Hwagok-dong consists of 11 old apartment buildings (165 households) built in the 1980s and 1990s, as well as a district-run daycare center. The buildings are 100% aged, and the residential environment is poor due to parking difficulties and other issues.


In particular, despite the strong will of residents to improve the residential environment, development had been difficult for over 40 years because construction was restricted to 3 floors and under 12 meters in height to protect the natural landscape.


The district has been focusing on promoting Moa Town to improve the residential environment, and at the end of last December, this area was approved and announced as Moa Town, exempting the requirements for street blocks and enabling street housing maintenance projects.


Subsequently, local residents quickly proceeded with the procedures for establishing the cooperative and applied for cooperative establishment approval with 87.35% consent, far exceeding the 80% owner consent condition required for approval.


The district also confirmed the residents' strong desire to proceed with the project and processed the cooperative establishment approval on the 8th by applying the Moa Town special case. The cooperative is expected to select designers and contractors, undergo integrated review, and apply for the business implementation plan approval, which is the core stage of the project.


District Mayor Jin Gyo-hoon said, “The area where the cooperative was established this time was difficult to develop due to height restrictions in the natural landscape district, but this is the first case to promote the project by applying the Moa Town special case.
