The sale price per 3.3㎡ in the Gyeonggi area has increased by approximately 2.7 million KRW over the past year. As a result, demand is focusing on pre-sold complexes that are still being sold at past prices.
According to an analysis of data from the Korea Housing & Urban Guarantee Corporation by real estate research firm Realtoday, the sale price in the Gyeonggi area in March was about 20.89 million KRW per 3.3㎡. Compared to 18.2 million KRW in the same month last year, this represents an increase of approximately 2.69 million KRW. When this figure is simply calculated for an 84㎡ unit, it amounts to about 68.54 million KRW more expensive.
The industry evaluates that recent sale prices inevitably have to rise. This is because the skyrocketing land prices, raw material costs, and labor cost increases are continuously reflected in the rising construction costs.
In fact, according to the Ministry of Land, Infrastructure and Transport in March, the basic construction cost was adjusted from 6.528 million KRW per 3.3㎡ to 6.7254 million KRW. This is a 3.1% increase compared to September last year and marks the first time the basic construction cost has exceeded 2 million KRW per square meter.
An industry insider said, “Even amid rising inflation, sale prices are experiencing a particularly steep upward curve,” adding, “Pre-sold complexes that issued resident recruitment announcements in the past not only have relatively better price competitiveness compared to newly sold complexes but also have room for price increases, making them a good option for buyers.”
Meanwhile, ‘ePyeonhansesang Singok Signature View,’ which issued its recruitment announcement in January, is attracting attention by offering contract terms that significantly reduce the initial burden.
Constructed by DL Construction, ‘ePyeonhansesang Singok Signature View’ consists of 6 buildings from 3 basement floors to 35 above-ground floors, totaling 815 units. Among these, 407 units with preferred exclusive areas of 52 to 84㎡ are being sold to the general public. The contract deposit is 5% (with the first payment at 5 million KRW), which is advantageous due to the low initial cost burden. Additionally, resale of the sale rights is possible after January 2025, allowing contract holders to expect capital gains with a relatively small initial amount.
Besides reasonable sale conditions, ‘ePyeonhansesang Singok Signature View’ is expected to attract much interest due to its excellent location. In particular, the anticipated benefits of the GTX-C line (planned) are highly valued. The GTX-C line (planned), whose groundbreaking ceremony was held in January, will connect Deokjeong Station in Yangju, Gyeonggi Province, to Cheongnyangni Station and Samseong Station in Seoul, and then to Suwon City in Gyeonggi Province, covering 86.46 km. With a maximum speed of 180 km/h, it is about three times faster than the subway and will have 14 transfer stations where passengers can switch to regular subway lines.
When this line opens in 2028, travel time from Uijeongbu Station to Seoul Samseong Station will be reduced to about 20 minutes, marking a new transportation revolution in the northern metropolitan area. It is also expected to bring about the housing price increase effect verified earlier on the GTX-A line.
Especially, with its proximity to excellent schools, strong demand from residents intending to live there is anticipated. ‘ePyeonhansesang Singok Signature View’ is located right in front of Uijeongbu Elementary School, enabling safe walking commutes. Additionally, under the 「Act on the Protection of Educational Environment」, a pleasant residential environment free from harmful facilities can be expected.
Moreover, it is adjacent to Uijeongbu’s largest neighborhood parks?Chudong Neighborhood Park, Balgok Neighborhood Park, and Jungnangcheon Riverside Park?allowing leisure activities without needing extra time. Large marts such as Shinsegae Department Store Uijeongbu Branch and Lotte Mart Jangam Branch are easily accessible, and the Rodeo Street and New Town commercial areas centered around Uijeongbu Station are convenient to use.
Furthermore, large-scale redevelopment projects are underway, promising changes on the scale of a new town. Around ‘ePyeonhansesang Singok Signature View,’ redevelopment projects are actively progressing in Jangam Living Area Districts 1 and 4 and Jangam District 5, and this area is expected to transform into a new residential town with about 6,000 new apartment units.
