Operation of the 'Appraiser Consultation System' During the Application Period
Songpa-gu, Seoul (District Mayor Seo Gang-seok) announced on the 9th that the individual publicly announced land prices and individual housing prices as of January 1, 2024, will be determined and announced on April 30, and that viewing and filing objections will be accepted until the 29th of this month.
The individual publicly announced land prices and individual housing prices determined and announced this time are prices calculated for 29,028 land parcels and 7,940 individual houses within Songpa-gu. ▲The individual publicly announced land prices rose by 1.45% compared to the previous year due to some upward adjustments in the Ministry of Land, Infrastructure and Transport’s standard land prices, and ▲the individual housing prices showed a 1.38% increase compared to the previous year.
Prices can be checked on the Songpa-gu website or the Real Estate Public Price Notification Service, and individual publicly announced land prices can be viewed at the District Office’s Real Estate Information Division, while individual housing prices can be viewed at the Tax Administration Division or local community service centers.
If there are objections to the prices, objection forms can be filled out and submitted by visiting the Real Estate Information Division, Tax Administration Division, or each community service center in Songpa-gu by the 29th of this month, or sent by mail. Submission is also possible online through the Real Estate Public Price Notification Service.
Submitted objections will be re-investigated ▲for land regarding the application of standard land prices and maintaining balance with nearby land prices, and ▲for housing regarding the application of comparable standard houses and the appropriateness of balance with nearby individual housing prices. Afterwards, through verification by appraisers, the Korea Real Estate Board, and deliberation by the Songpa-gu Real Estate Price Announcement Committee, adjustments and announcements are planned for June 27.
During the objection period, the district will operate an “Appraiser Consultation Service” to help understand the individual publicly announced land price calculations. This will be conducted by appointment, allowing landowners and stakeholders to receive direct consultations related to individual publicly announced land prices from appraisers either by visiting or by phone.
Meanwhile, the prices of multi-family housing (apartments, multi-unit houses, row houses) surveyed and calculated by the Ministry of Land, Infrastructure and Transport can also be viewed and objected to during the same period through the Real Estate Public Price Notification Service.
District Mayor Seo Gang-seok stated, “Since individual publicly announced land prices and housing prices are used as the basis for imposing various charges such as local and national taxes, we strongly encourage active viewing,” and added, “If you have any opinions, please submit them within the period.”
