Cheoin-gu Official Land Price Increase Rate 5.01%... Highest Among 3 Districts
The most expensive land in Yongin-si, Gyeonggi-do, was found to be the site of the Suji Plaza building at 712-3, Pungdeokcheon-dong, Suji-gu. Among the districts, Cheoin-gu saw the highest increase rate this year, with its official land price rising by more than 5%, the highest among Yongin's three districts.
Yongin City announced on the 30th that it had determined and publicly notified the individual official land prices for 283,968 parcels as of January 1. The individual official land price is used as a basis for imposing national and local taxes related to land, such as comprehensive real estate tax, property tax, acquisition tax, and various charges.
Suji Plaza in Pungdeokcheon-dong, Suji-gu, which has ranked first in official land prices in the Yongin area for two consecutive years. This year, the official land price of the site of this building is 7,611,000 KRW per square meter.

On the other hand, the cheapest land was located at San 49-1, Hakil-ri, Wonsam-myeon, Cheoin-gu, priced at only 4,110 KRW per square meter.
While the city’s average official land price increase rate recorded 3.26%, Cheoin-gu had the highest rate at 5.01%. This is attributed to factors such as SK Hynix’s Wonsam Yongin Semiconductor Cluster, Samsung Electronics’ I-dong and Namsa Advanced System Semiconductor National Industrial Complex, and the development of the I-dong public housing district, a new city behind the semiconductor industry. Giheung-gu and Suji-gu rose by 2.19% and 2.29%, respectively.
Objections to the individual official land price can be submitted by filling out an objection form available at the district office or each eup, myeon, and dong administrative civil service center by the 29th of next month and submitting it to the land location district office’s civil cadastral department or the eup, myeon, dong civil office. Objections can also be filed through the 'Real Estate Official Price Informer' website.
The city plans to review objections through verification by appraisal corporations and deliberation by the Yongin City Real Estate Price Public Announcement Committee and publicly adjust the prices on June 27.
Meanwhile, to enhance the reliability of the individual official land prices and protect citizens’ property rights, the city operates a direct consultation system with certified appraisers for landowners or interested parties. Consultations can be arranged by contacting the civil cadastral department of the district office where the land is located.
