Jeonnam Development Corporation and Hyundai Construction are conducting the second-round subscription for ‘Hillstate Jukrim The Proud,’ located in blocks A2 and A4 of Jukrim 1 District, Yeosu City, Jeonnam, today.


Despite strict subscription conditions, the complex recorded a successful first-round subscription result with a peak ratio of 160.5 to 1 (exclusive area 106㎡T). Examining the proportion of first-round applicants from the local area versus other regions, an unusual subscription pattern emerged with over 94% of applicants coming from the local area. This is analyzed as an indicator of the strong interest from local demanders residing in Yeosu City (residents for more than six months).


Meanwhile, the second-round subscription is available to those who have subscribed to subscription deposits or housing subscription savings regardless of the deposit amount in the subscription account. It is expected that many demanders who were unable to apply due to not qualifying for the first-round subscription will participate.


Additionally, in the context of recent rising sale prices, the reasonable pricing of the complex draws attention. The sale price is set at 14.15 million KRW per 3.3㎡ (average for A2 and A4 blocks), which is about 1 million KRW lower than the average apartment sale price in Yeosu City in 2022, which was 15.07 million KRW (based on Real Estate R114). In other words, it is possible to secure a brand-new apartment at prices from two years ago. Furthermore, there is no obligation for actual residence, and resale of the sale rights is permitted one year after the announcement of winners.


Industry experts evaluate that considering Hyundai Construction’s ‘Hillstate’ brand value, differentiated product features, and the convenient proximity to Yeosu National Industrial Complex, which hosts various jobs, the sale price is even more reasonable when factoring in future value.


‘Hillstate Jukrim The Proud’ consists of two blocks: △ A2 block with 15 buildings ranging from 3 basement floors to a maximum of 23 floors above ground, comprising 931 households with exclusive areas of 74 to 106㎡ △ A4 block with 5 buildings ranging from 2 basement floors to a maximum of 23 floors above ground, comprising 341 households with exclusive areas of 74 to 84㎡, totaling 1,272 households. The announcement of winners is scheduled as follows: △ A4 block public on May 2 (Thursday) △ A2 block public on May 3 (Friday) △ A2 block private on May 7 (Tuesday). The official contract period is △ private from May 19 (Sunday) to May 21 (Tuesday) for three days △ public from June 9 (Sunday) to June 15 (Saturday) for seven days. There is no obligation for actual residence, and resale of sale rights is allowed one year after the announcement of winners.


The complex is composed of products highly preferred by younger generation demanders. First, it differentiates itself with community spaces unique to ‘Hillstate Jukrim The Proud’ that cannot be found in nearby complexes, such as a screen golf course, study rooms, studios, sky lounge, and sky observatory. Additionally, the A2 block includes a fitness center, GX room, golf practice range, guest house, reading room, studio, work lounge, small library, and study rooms, along with a sky lounge. The A4 block will feature a fitness center, GX room, golf practice range, and a book caf?. Moreover, facilities such as a daycare center and a community care center are provided within the complex to enhance residential convenience for newlyweds and parents with children.


Parking spaces are also ample. While nearby A and B complexes have parking ratios of 1.27 and 1.29 spaces per household respectively, ‘Hillstate Jukrim The Proud’ secures 1.52 spaces per household, reducing parking concerns. The parking lot is fully underground, creating a car-free apartment environment above ground, and ample electric vehicle chargers are installed. The landscaping within the complex is planned with a larger area compared to other complexes, promising a more pleasant living environment. In particular, the exterior design features sophisticated elements such as glass railing windows commonly used in luxury apartments and curtain wall looks (in some buildings).


Commuting to the Yeosu National Industrial Complex, the largest heavy chemical industrial complex in Korea, is convenient. Within walking distance of the complex are sites planned for a kindergarten and an elementary school (scheduled for 2027), ensuring safe commuting for young children. Nearby, Yeosu’s first children’s library, Yeosu Kkumbada Children’s Library (scheduled for 2025), as well as a national sports center featuring a swimming pool, indoor playground, and multipurpose gymnasium (scheduled for 2029), will be established.


The model house for ‘Hillstate Jukrim The Proud’ is located in Ungcheon-dong, Yeosu City, Jeollanam-do, and the move-in is scheduled for April 2027.
