The Rush to Secure New Residential Areas Accelerates... 'Iksan Busong Desiang' First-Come, First-Served Contracts [Ik-san Bu-song Desiang Bird's-eye View]

As the relentless rise in the housing market slows down, cautious buyers are turning their attention to emerging residential areas.


These emerging residential areas, developed through urban development projects or land development projects, offer a pleasant environment, unlike the aging and somewhat congested old downtown areas, attracting steady interest from actual homebuyers.


In fact, in Gumi City, Gyeongbuk Province, the Munsung District and Wonho District, developed through urban development projects, saw prices per 3.3㎡ not exceeding 10 million KRW before the projects, but after development, prices rose to around 12 million KRW. The gap with the average price in Songjeong-dong, where Gumi City Hall is located (around 13 million KRW per 3.3㎡), is narrowing.


In Iksan City, Jeonbuk Province, the growth of emerging residential areas is also prominent. The old downtown areas, centered around Iksan Station, including Songhak-dong, Namjung-dong, Jungang-dong, and Inhwa-dong, have long-established infrastructure, but as these areas age, demand is shifting to surrounding regions.


Recently, areas with good accessibility to Iksan National Innovation Industrial Complex and Iksan 2nd General Industrial Complex, such as Busong-dong, Eoyang-dong, and Yeongdeung-dong, have established themselves as emerging residential areas.


According to KB Real Estate’s regional average price statistics, the average price in Busong-dong, which is becoming an emerging residential area, was 164.01 million KRW in February this year, higher than Namjung-dong, the old downtown area, which was 116.23 million KRW.


The Busong 4 District urban development project, implemented by Jeonbuk Development Corporation, is rapidly transforming the Busong-dong area into an emerging residential area, aiming for completion in 2025. The Busong 4 District will feature a pleasant environment with apartment complexes, detached houses, neighborhood living facilities, commercial facilities, and parks, accommodating a total of about 1,700 households.


In particular, Busong 4 District belongs to the living zones of Busong-dong, Eoyang-dong, and Eodeung-dong, where various convenience facilities such as Homeplus, Lotte Mart, Iksan Hospital, and Iksan Culture and Sports Center are easily accessible, making it a residential area where residents can live comfortably even immediately after moving in.


The ‘Iksan Busong Desiang’ to be built here is a public sale apartment with private participation, implemented by Jeonbuk Development Corporation and constructed by Taeyoung Construction. It combines the reasonable pricing of public housing with the product quality of a private brand. The complex consists of 8 buildings ranging from 2 basement floors to a maximum of 20 floors above ground, with a total of 745 households, all designed with a single exclusive area of 84㎡. The number of households by type is △84㎡A 501 households △84㎡B 151 households △84㎡C 93 households.


Iksan Busong Desiang boasts excellent transportation conditions. Iksan Station, served by the KTX Honam Line and the Suseo SRT, and the Iksan IC on the Honam Expressway can be reached within about 10 minutes by car. Additionally, Jeonju City and Gunsan City downtown areas are accessible within about 30 minutes by car.


Its proximity to workplaces is also an advantage. The core industrial facilities of Iksan City, such as the Iksan National Innovation Industrial Complex, Iksan 2nd General Industrial Complex, and the National Food Cluster, are nearby, making commuting to these facilities convenient.


There are schools within walking distance, including Gungdong Elementary School, Yeongdeung Middle School, and Eoyang Middle School, and the area offers a well-established educational environment with facilities such as Busong Song Library and various academies, making it an ideal location for raising children.


Additionally, residents can conveniently enjoy a pleasant environment with abundant green spaces such as Iksan Citizen Park, Jungang Sports Park, and Palbong Park, along with related facilities.


Meanwhile, Iksan Busong Desiang is currently accepting first-come, first-served contracts for remaining units with designated building and unit selection, and the sales office is located in Busong-dong, Iksan City.
