When Promoting 8 Moa Housing Sites, 573 Households Increase
Plans Include Pedestrian Path Connecting to Mangwon Hangang Park
Zoning Upgraded to Secondary General Residential Area
A total of 1,512 households will be built in 8 Moa Housing sites through the Moa Town project in Mangwon-dong, Mapo-gu, Seoul, adjacent to Mangwon Hangang Park.
On the 21st, the Seoul Metropolitan Government announced that the 5th Small-scale Housing Maintenance Integrated Deliberation Committee approved the integrated review of the Moa Town management plan (draft) for the area around 456-6 Mangwon-dong.
The area around 456-6 Mangwon-dong, Mapo-gu (covering 77,449㎡) is an old low-rise residential area with densely packed aging buildings and insufficient infrastructure such as parking lots, resulting in poor residential conditions and difficulty in redevelopment. With the approval of the integrated review, the Moa Town management plan has been finalized, enabling the project to proceed.
Moa Town refers to a maintenance project targeting low-rise residential areas under 100,000㎡ in size with more than 50% aging, aimed at expanding maintenance infrastructure and shared facilities. After establishing the management plan, the project can proceed through obtaining approval for the establishment of a union, integrated review, and project implementation approval before construction can begin.
In the designated Moa Town area of 456-6 Mangwon-dong, a total of 1,512 households will be supplied by promoting 8 Moa Housing sites. This represents an increase of 573 households from the existing 939 households.
According to the Moa Town management plan, the zoning will be upgraded from the existing Type 2 (up to 7 floors) to Type 2 General Residential Area, and apartments up to 21 floors high will be constructed.
The existing streets will be maintained while promoting the Moa Housing project on a block-by-block basis. A special architectural zone has been designated, including design guidelines for Moa Housing. The plan aims to improve the residential environment and enhance the Hangang riverside landscape as the Moa Housing project progresses gradually.
To allow citizens using the Hangang River and local residents to use the area together, pedestrian-friendly streets and community streets will be installed utilizing pedestrian access points leading to the Hangang Park. Along Mangwon-ro, which connects to Mangwon Hangang Park, street-type activation facilities will be installed, and open shared facilities will be placed on Huiujeong-ro.
The Seoul Metropolitan Government stated, "The site has excellent transportation accessibility with convenient access to Gangbyeonbuk-ro and Internal Circulation Road, and direct access to Hangang Park. It is also close to Mapo-gu Sports Center and Mangwon Yusuji Sports Park, providing a good living environment." They added, "Since Mangridan-gil and Hapjeong-dong commercial areas are within the living area, it is expected that many residents will benefit from the increased housing supply once the Moa Town development is completed."
