Seoul City Holds First Integrated Review Committee for Redevelopment Projects
Seosomun 11 and 12 Districts Establish Large-Scale Green Space Plan
25-Story, 299-Unit Residential-Commercial Complex Near Chungjeongno Station

A large-scale office facility with up to 36 floors will be built in Seosomun District 11 and 12, where the old JoongAng Ilbo building was located. In Mapo-ro 5 District 10 and 11 near Chungjeongno Station on Lines 2 and 5, a mixed-use residential and commercial complex with up to 25 floors and 299 households will be constructed.

On the 19th, the Seoul Metropolitan Government announced that at the 1st Integrated Maintenance Project Deliberation Committee held the previous day, the urban maintenance-type redevelopment projects for 'Seosomun District 11 and 12' and 'Mapo-ro 5 District 10 and 11' passed reviews on architecture, landscape, traffic, and parks.


The integrated maintenance project deliberation is a system that reviews various fields related to the project implementation plan approval, such as architecture, landscape, urban planning, traffic, and education, all at once. Typically, the deliberation process at the project implementation plan approval stage takes about two years during the maintenance project promotion process. Through this integrated deliberation, the permit period will be shortened by about one and a half years.


In Seosomun District 11 and 12 near City Hall Station on Line 2, a large-scale office facility with 8 basement levels and up to 36 floors above ground, including retail facilities on the lower floors, will be built. A green space plan has been established so that citizens can enjoy work and culture while strolling through the city center. To create open green spaces, public open areas will be secured, and specialized landscaping spaces such as ecological and plaza-type urban forests with green and rest facilities are also planned.

In Mapo-ro 5 District 10 and 11, a building with 7 basement levels and up to 25 floors above ground will be constructed, including 299 apartment units (94 rental housing units) and office and retail facilities. A connection passage to Chungjeongno Station on Subway Line 2 and a children's grand park, which will serve as an experiential space for local residents and children, will also be newly established. Some modifications were made to the apartment floor plans and elevations compared to the previous architectural review proposal.


Yoo Chang-soo, Deputy Mayor for Administration of Seoul, said, "We will significantly shorten the permit period for maintenance projects through the integrated maintenance project deliberation committee in the future," adding, "By actively applying this to redevelopment and reconstruction projects, we expect it to play a major role in stabilizing housing for the general public by supplying housing in a timely manner."
