‘Busanjangan Dietre’ Model House Crowded, Special Supply on the 15th

‘Busanjangan Dietre’ Model House Crowded, Special Supply on the 15th

The special supply for ‘Busan Jang-an District Dietre de Ocean’ will be held today, the 15th (Monday), from 9:00 AM to 5:30 PM on the Korea Real Estate Board’s subscription website. Following this, the first-priority subscription will take place on the 16th (Tuesday), and the second-priority subscription on the 17th (Wednesday), with the announcement of winners scheduled for the 24th (Wednesday). The recruitment announcement date, which serves as the basis for subscription conditions, was on the 5th (Friday).


The model house opened on the 10th (Wednesday) in the Jeonggwan-eup area of Gijang-gun, Busan Metropolitan City, and is currently operating successfully. According to officials, “About 2,000 visitors flocked on the opening day, the 10th (Wednesday), and many visitors also came to the model house between the 12th (Friday) and 14th (Sunday), creating a large crowd.” They added, “From the 15th (Monday) to the 17th (Wednesday), subscription assistants will be available at the model house to help with subscription applications. If you bring necessary items such as a public certificate during this period, we plan to kindly assist with the subscription process.”


Regarding the complex, visitors reportedly praised features such as “specialized designs like the wide living room, which is not seen in nearby areas, and the provision of spacious service areas,” and “each type has clear strengths, such as the alpha room in the exclusive 84㎡A type and the south-facing layout of the exclusive 84㎡C type.”


The sale price is set at a reasonable level amid the sharp rise in raw material costs, starting from the mid-13 million KRW per 3.3㎡, as the price ceiling system is applied. According to the Housing and Urban Guarantee Corporation (HUG)’s private apartment sale price trends, the average sale price in Busan Metropolitan City over the past year as of the end of February was about 20.61 million KRW per 3.3㎡.


The complex is within walking distance of Jwacheon Station (Donghae Line), and due to the Nopo-Jeonggwan Line (Phase 1) project (subject to preliminary feasibility study), there is high anticipation for the creation of a double station area around this station. Additionally, according to Gijang-gun Office’s ‘Gijang-gun 2040 Long-term Development Plan,’ projects such as the Jwacheon Station area urban development project (planned), Jwagwangcheon Stream walking trail and waterfront pedestrian path maintenance, and the establishment of leisure facilities at Ilgwang Amusement Park (planned) are underway, positioning the area as an emerging residential hub. Benefiting from these developments, Busan Jang-an District is also expected to join the ocean residential belt connecting Haeundae and Gwangalli.


In the nearby Ilgwang New Town, the ‘Ilgwang Xi Prugio 2nd Complex’ 84㎡ unit was traded for 620 million KRW in March, establishing market prices, and the Jang-an District is expected to rapidly catch up with local housing prices.


The complex is within walking distance of planned kindergartens and elementary schools, as well as existing middle and high schools, Shinsegae Busan Premium Outlet, and the Southeast Regional Radiation Medical Center. Within about a 10-minute drive, there are excellent work-residence proximity conditions with the Busan Power Semiconductor Specialized Complex (under promotion), Southeast Regional Radiation Medical Science General Industrial Complex, Jang-an General Industrial Complex, Banryong General Industrial Complex, and Jeonggwan General Industrial Complex. It features the only medium-to-large type in Busan Jang-an District and applies Daebang Construction’s specialized design, including wide living rooms over 6 meters (excluding some types).
