With soaring sale prices that seem to have no ceiling and still burdensome interest rates, the financial burden on homebuyers has surged sharply, leading complexes offering financial benefits to become the preferred choice among buyers.
According to the 'Private Apartment Sale Price Trends' announced by the Housing and Urban Guarantee Corporation in March, the average sale price per square meter of apartments nationwide in February this year was 5,366,000 KRW. This represents an increase of approximately 13.49% (638,000 KRW) compared to the average sale price of 4,728,000 KRW in the same month last year.
Rising wages and construction raw material costs have also contributed to the increase in sale prices. As the rise in raw material prices and labor costs makes apartment sale price increases inevitable, prospective homebuyers planning to purchase a home are focusing on apartments that offer financial benefits to reduce their financial burden.
Amid this, 'Unam Jaiporena Firstiche,' constructed by GS Construction and Hanwha Construction Division, is attracting high interest from prospective buyers by providing benefits to reduce their financial burden. The complex offers a fixed initial payment of 10 million KRW for the first contract and a full interest-free benefit on 60% of the intermediate payments. This reduces the contract burden for buyers and frees them from worrying about interest costs until move-in.
A sales representative stated, “Unam Jaiporena Firstiche is expected to have high future value due to its convenient living infrastructure, excellent product quality from a major construction company, and a mammoth-scale complex of over 3,000 households. Additionally, it offers various financial benefits and contract conditions that ease buyers’ financial burdens, receiving favorable reviews from prospective applicants.”
'Unam Jaiporena Firstiche' will be developed as a total of three complexes, consisting of 37 buildings ranging from three basement floors to a maximum of 29 floors, with units ranging from 59 to 109 square meters, totaling 3,214 households. Among these, 1,192 units sized 59 to 84 square meters, excluding cooperative member allocations, will be available for general sale.
Right in front of the complex are Kyungyang Elementary School and Unam Middle School, with nearby educational facilities including Kumho Central Middle School, Kumho High School, and Kumho Central Girls' High School. The complex also boasts an excellent educational environment with the adjacent Unam Library and the Unam-dong academy district.
Furthermore, various specialized designs are expected to attract buyers' attention. First, the entire building podium of the complex will be finished with ceramic tiles on four floors, and some parts of the complex will feature landmark rooftop sculptures and sidewall designs with lighting effects. Large gates and columns symbolizing the complex will be installed. Inside the units, glass railings with views will be applied to living rooms and bedrooms to maximize natural light and scenery.
Community facilities include a golf practice range with GDR applied to all hitting bays, screen golf, a fitness center, and a GX room, providing diverse amenities for residents' convenience. Each building’s basement will offer a dedicated storage space (one per unit) for bulky luggage or seasonal items.
Additionally, the complex’s book caf? will be stocked with popular and steady-selling books curated by Kyobo Bookstore, and an Open Coffee Station (OCS) will be created where residents can brew coffee themselves and experience its aroma, allowing residents to enjoy an elevated residential lifestyle within the complex.
The complex also offers easy access to various living infrastructures. It is close to Seogwangju IC, which connects directly to the Honam Expressway, and is adjacent to Bukmun-daero, facilitating wide-area travel. Movement throughout Gwangju is also convenient via the 2nd Ring Road, Haseo-ro, and Seogang-ro.
Moreover, a well-established neighborhood commercial district is located right in front of the complex, allowing residents to enjoy convenient living infrastructure immediately upon moving in. In addition, various lifestyle convenience facilities such as E-Mart Gwangju Branch, Shinsegae Department Store, Gwangju General Bus Terminal, Unam Korean Hospital, and Gwangju Hyundai Hospital are easily accessible.
Nearby industrial complexes such as Gwangju Advanced 2 District, Bonchon General Industrial Complex, and Kia Motors Gwangju Plant are also close, providing excellent conditions for living near workplaces.
Regarding the sales schedule, special supply applications will be held on Monday, April 15; first-priority applications on Tuesday, April 16; and second-priority applications on Wednesday, April 17. The announcement of winners will be on April 23 (Tuesday) for Complex 2, April 24 (Wednesday) for Complex 3, and April 25 (Thursday) for Complex 1. Since the announcement dates differ by complex, overlapping applications are possible. The official contract period will be held over three days from Tuesday, May 7 to Thursday, May 9.
The model house is located at 250 Gyeongyeol-ro, Buk-gu, Gwangju Metropolitan City, and move-in is scheduled for April 2026.
