Approval Passed for Two Moa Housing Complexes in Myeonmok-dong, Jungnang-gu, Supplying 950 Households

Two Moa Housing complexes within Moa Town in the 86-3 area of Myeonmok-dong, Jungnang-gu (District Mayor Ryu Gyeong-gi) have passed the integrated review of the Seoul City project implementation plan (draft), resulting in a total supply of 950 households.


At the ‘Seoul City 1st Small-scale Housing Maintenance Integrated Review Committee’ held on the 29th of last month, the management plan amendment to consolidate the Moa Town zone in the 86-3 area of Myeonmok-dong from seven to four districts, along with the street housing maintenance-type project implementation plans (draft) for District 1 (236-6 area of Myeonmok-dong) and District 2 (1251-4 area of Myeonmok-dong) within Moa Town, were conditionally approved.


The 86-3 area of Myeonmok-dong was selected as a pilot project site for Moa Town in January 2022, and the Moa Town management plan (draft) was approved and announced in December of the same year. Currently, a total of four Moa Housing projects are underway in this Moa Town, and in this review, the project implementation plans (draft) for two sites (Districts 1 and 2) were conditionally approved.


With this review approval, two complexes consisting of nine buildings and 950 households (including 246 rental units) of apartments and ancillary welfare facilities are planned to be constructed in the area. Additionally, 4,900㎡ of green space will be created above ground, and an underground parking lot with a capacity of 1,241 vehicles will be established.


Furthermore, the zoning designation will be upgraded from Type 2 General Residential Area (up to 7 floors) to Type 3 General Residential Area. The 246 rental housing units allocated through the zoning upgrade and floor area ratio relaxation will be supplied as a ‘social mix’ (a combination of sale and rental units within the complex).


Tenant loss compensation is applied within the management plan to preemptively prevent relocation conflicts. Specific tenant compensation plans are expected to be finalized upon approval of the project implementation plan after tenant status surveys and compensation negotiations.


The district office plans to submit the project implementation plans (draft) for the remaining two Moa Housing sites for integrated review in the first half of this year, aiming to obtain project implementation plan approvals for all four sites, including the remaining two, by the second half. Once all four Moa Town projects are completed, approximately 1,850 households will be supplied in the Myeonmok-dong area.


Ryu Gyeong-gi, Mayor of Jungnang-gu, stated, “We will continue to strive to improve the aging low-rise residential areas into pleasant and livable residential environments,” and added, “We will actively support all procedures to ensure the smooth progress of the project.”
