This Year's Last Chance to Enter Geomdan New Town: Spotlight on 'ePyeonhansesang Geomdan Ecovista' [e-Pyeonhansesang Geomdan Ecovista Perspective View]

'e-Pyeonhansesang Geomdan Ecovista,' the last supply in Geomdan New Town this year and attracting attention for being priced over 200 million KRW lower than surrounding market prices, is holding its first-priority subscription today.


Located in Majun-dong, Seo-gu, Incheon, ‘e-Pyeonhansesang Geomdan Ecovista’ is being developed with 11 buildings ranging from 3 basement floors to 20 above-ground floors, totaling 732 households. It features a variety of exclusive areas from 84㎡ to the rare 99㎡ and 119㎡ units within Geomdan New Town.


The subscription schedule is set for March 5th for first priority and March 6th for second priority applications. The winners will be announced on the 12th, and official contracts will take place from March 26th to 29th. Applicants aged 19 or older who have held a subscription account for over 12 months and paid the required deposit amount by region and area can apply for first-priority subscription regardless of homeownership, household head/member status, or re-winning restrictions. For the 84㎡ units, 40% of the allocation is based on a point system and 60% by lottery, while the 99㎡ and 119㎡ units are 100% lottery-based. For 60% of the total amount, the interim payment will be made with interest deferred.


‘e-Pyeonhansesang Geomdan Ecovista’ is expected to be the last sale complex in Geomdan New Town this year. Although there is information circulating about sales planned for blocks AA28 and AA32 in the second half of the year, nothing is confirmed. There is no information on the construction companies’ websites, and inquiries to headquarters have resulted in responses that sales in Geomdan New Town this year are 'undecided.'


Moreover, even if these units are sold in the second half, their prices will inevitably be higher than those of ‘e-Pyeonhansesang Geomdan Ecovista’ due to rising construction and labor costs, which will continue to push prices up this year.


‘e-Pyeonhansesang Geomdan Ecovista’ is supplied at a reasonable price compared to surrounding market prices due to the application of the price ceiling system. Prices start from 474 million KRW for the 84㎡ units, 527 million KRW for the 99㎡ units, and 687 million KRW for the 119㎡ units.


For example, the ‘Hoban Summit Phase 1’ 84㎡ units are listed on Naver Real Estate at prices ranging from 750 million to 800 million KRW. Other complexes such as ‘Geomdan Kumho Eoullim Central’ and ‘Geomdan New Town Prugio The Venue’ also have listings in the mid to high 700 million KRW range.


With this safety margin, ‘e-Pyeonhansesang Geomdan Ecovista’ is expected to see significant value appreciation by the time of move-in, attracting strong interest from homebuyers and those looking to upgrade from nearby areas like Gimpo and Goyang.


‘e-Pyeonhansesang Geomdan Ecovista’ is drawing attention as a first-tier brand apartment rarely seen in Geomdan New Town. Living up to the reputation of Korea’s first apartment brand ‘e-Pyeonhansesang,’ it features the innovative ‘C2 House’ design applied to all units.


First, the 4-bay, slab-type, cross-ventilation structure (except some types) is advantageous for lighting, ventilation, and airflow. Spacious storage spaces such as a large entrance pantry and alpha room (for 99㎡ and 119㎡ units) are also provided. The kitchen includes large wide windows offering an open view, and the dressing room has windows for easy maintenance.


The master bedroom features half-windows allowing flexible furniture arrangement. The 84㎡C and 99㎡B units have a connected living room-kitchen-dining (LDK) layout providing excellent openness. The 119㎡ units offer an open balcony that can be used as a space for family healing and relaxation.


The complex will also introduce a ‘Smart Clean & Care Solution’ to manage indoor and outdoor air quality. Additionally, residents will be able to access the main entrance and call elevators via smartphone. Other systems planned for residents’ safety and convenience include △standby power cut-off system △security sensors on lower and top floors △entry and exit management system △high-resolution CCTV (2 million pixels), among others.


The community facilities are also a highlight.
