Seoul City Architecture Committee Approves 6 Projects Including Singil 2 District
Observation Deck to Be Installed on Top Floor of Myeongdong 1 District
405 Households and Commercial Facilities to Be Built in Singileum 1 District
920 Households and Ancillary Facilities to Be Established in Gangbuk 3 District

An apartment complex with up to 49 floors and 2,550 households will be built in 'Singil 2 District' near Yeongdeungpo Station and Singil Station on Line 1.

On the 5th, the Seoul Metropolitan Government announced that it had passed a total of six architectural reviews, including the 'Singil 2 District Housing Maintenance-type Redevelopment Project,' at the 5th Architectural Committee meeting held the previous day.


Singil 2 District will be constructed with 2,550 households, including 652 rental housing units, ranging from 4 basement floors to 49 above-ground floors. It has been designated as a special architectural zone to create an urban landscape that harmonizes with surrounding facilities and complexes, and the walls within the complex have been removed to plan an open street space.


Various public open facilities such as a small library, senior center, daycare center, and local community support center are planned within the pedestrian connection street (public pedestrian passage) inside the complex.


The projects that passed the review this time include ▲Mapo 4-10 District Housing Maintenance-type Redevelopment Project in Sinchon area ▲Mugyo Dadong District 31 Urban Maintenance-type Redevelopment Project ▲Myeongdong District 1 Urban Maintenance-type Redevelopment Project ▲Singileum 1 Redevelopment Promotion District Urban Maintenance-type Redevelopment Project ▲Gangbuk 3 Redevelopment Promotion District Urban Maintenance-type Redevelopment Project.

The Mapo 4-10 District Housing Maintenance-type Redevelopment Project in the Sinchon area near Seogang University Station on the Gyeongui-Jungang Line is a project to build 295 households and 18 officetel units in four buildings ranging from 7 basement floors to 29 above-ground floors. The apartment sale units are 249 households, and rental housing units are 49 households.


The Architectural Committee planned rest areas utilizing the setback spaces of the main road and rear building limit lines to create an open landscape and pedestrian-friendly space. Neighborhood living facilities were planned on the 1st and 2nd floors along the street, considering the land height difference. The urban landscape was designed to harmonize with the nearby Gyeongui Line Forest Trail.

The 'Myeongdong District 1 Urban Maintenance-type Redevelopment Project' between Euljiro 1-ga Station and Euljiro 3-ga Station on Line 2 is a project to build office facilities and neighborhood living facilities with 8 basement floors and 24 above-ground floors. The Architectural Committee arranged a hall and neighborhood living facilities on the 1st and 2nd floors to be open to the public. The low-rise open hall was planned to be connected with publicly accessible spaces to allow free use of urban ecological spaces.


The top floor will be developed as an observatory to provide views of representative city landmarks such as Myeongdong Cathedral and Namsan. An observation elevator and digital information signs will be installed to allow easy access for citizens.

The 'Singileum 1 Redevelopment Promotion District Urban Maintenance-type Redevelopment Project' near Mia Sageori Station on Line 4 will include two buildings with 8 basement floors and 46 above-ground floors, comprising 405 apartment units (111 rental units) and retail facilities.


The Architectural Committee reflected review opinions by changing the 4-bay type to a 3-bay type to reduce the imposing mass of the slab-type building and secured additional ventilation axes. The design of the podium retail facilities on the lower floors was improved, public spaces were created to expand green areas, and pedestrian paths connected to green spaces were established along the boundaries.

The 'Gangbuk 3 Redevelopment Promotion District Urban Maintenance-type Redevelopment Project' near Mia Sageori Station on Line 4 is a project to build seven buildings with 5 basement floors and 37 above-ground floors, including 920 apartment units (233 rental units) and auxiliary welfare facilities. The Architectural Committee reflected previous review opinions by reducing the number of buildings from nine to seven, improving ventilation axes and sunlight exposure limits. The public pedestrian passage was straightened, and public spaces were planned.


The committee planned to install low-rise commercial facilities along the street adjacent to surrounding commercial areas and to include resident convenience facilities such as daycare centers, senior centers, and community care centers inside the complex for citizens to use and move freely.


Han Byung-yong, Director of the Seoul Metropolitan Government Housing Policy Office, said, "We will do our best to supply high-quality apartment housing that citizens demand through the city's architectural committee reviews while creating architectural designs that consider the aesthetics and safety of buildings."
