Zigbang Provides 'Lease Details Statement' to Tenants When Mediating Multi-Family Housing Rentals

Zigbang announced on the 21st that it will be the first real estate brokerage platform to provide new tenants with a 'Lease Details Confirmation Letter' that records the number of existing households and the deposit amount per household when signing multi-family housing lease contracts.

This is a kind of inspection process, and the confirmation letter can be seen in the 'Jikim Brokerage Service' provided jointly by Zigbang's subsidiary brokerage corporation, Zigbang Real Estate Brokerage Partners, and affiliated licensed real estate agents.


The Lease Details Confirmation Letter is a document in which the landlord records the number of households in the building and the deposit details per household, confirming that the information is accurate. In the case of multi-family houses without separate household registration, the Lease Details Confirmation Letter allows tenants to identify the deposit amounts of existing resident households and the number of small-scale tenants who can receive priority repayment.


Although it is possible to verify through the status of fixed date registration and the resident household inquiry report, viewing these requires the landlord's consent, making it difficult for licensed real estate agents or tenants to thoroughly review. Furthermore, under current law, landlords can verbally notify or even withhold this information, and contracts can still be made, so tenants are likely to miss out on necessary information.


Zigbang stated that through the Jikim Brokerage Service, it is standardizing the inspection process for safe contracts for tenants. This includes mandatory reviews of land and building registers, copies of the register, verification of leasehold registration status, and checks for malicious landlords, thereby sharing the workload of affiliated licensed real estate agents and preventing brokerage accidents that may occur due to intentional or negligent acts by agents.


Seungwoo Ahn, CEO of Zigbang, said, "Following incidents of lease fraud, a social atmosphere has formed where licensed real estate agents have the duty and responsibility as experts to provide sufficient information to tenants," adding, "Zigbang will lead the way in protecting tenant rights by offering innovative services together with affiliated licensed real estate agents, restoring consumer trust in the brokerage market."
