The strength of apartments near subway stations continues in the metropolitan area’s housing market. Recently, complexes built near subway stations have become rare, increasing their scarcity, and as polarization intensifies depending on location, the preference for subway station complexes is also rising.
According to data from Real Estate R114, among the top 10 most competitive subscription rates in the metropolitan area last year (’23), seven were subway station complexes. In particular, the first-priority subscription competition rate for subway station apartments recorded an average of 19.94 to 1, more than double the average competition rate of 9.87 to 1 for non-subway station apartments.
The industry cites residential convenience as the reason for this popularity. Subway station complexes offer not only convenient transportation but also abundant living infrastructure centered around the station, resulting in high residential satisfaction. Therefore, while demand for subway station complexes is high, their locations are scarce, leading to high valuation in the real estate market.
In fact, among the total 126 apartment complexes sold last year in the metropolitan area (Seoul, Gyeonggi, Incheon), about 43.65% (55 complexes) were subway station complexes located within a 500m straight-line distance from a subway station, falling short of half. By region, there were △25 in Seoul △21 in Gyeonggi △9 in Incheon, highlighting the scarcity of subway station apartments.
This value is reflected in housing prices. According to the Ministry of Land, Infrastructure and Transport’s actual transaction price data, a 59㎡ unit in ‘Gwangmyeong Station Summit Place’ (moved in February 2018) located in Gwangmyeong City, Gyeonggi, was traded for 945 million KRW in November last year, rising by more than 200 million KRW compared to 735 million KRW for the same size in January last year. The complex is a subway station complex within walking distance of Gwangmyeong Station on Subway Line 1.
The same applies to pre-sale rights. The pre-sale right for a 59㎡ unit in ‘Anyang Station Prugio The Sharp,’ sold in March 2022 near Anyang Station on Subway Line 1, was traded for 822.58 million KRW in November last year, exceeding the sale price of 755.4 million KRW by more than 67 million KRW.
Meanwhile, Doosan Construction plans to sell ‘Doosan We’ve The Zenith Central Yongin’ in Samga-dong, Cheoin-gu, Yongin City in February. The complex consists of 7 buildings, 2 basement floors to 25 floors above ground, with 568 units ranging from 59 to 74㎡.
It is relatively free from various regulations. Residents aged 19 or older living in the metropolitan area (Seoul, Gyeonggi, Incheon) who have held a subscription savings account for more than 12 months and meet the deposit amount can apply for first-priority subscription regardless of home ownership. Resale of pre-sale rights is allowed six months after the announcement of winners, and there is no obligation for actual residence.
Doosan We’ve The Zenith Central Yongin is located within walking distance of Samga Station on the Everline subway. Using this line, it takes about 10 minutes to reach Giheung Station, where you can transfer to the Suin-Bundang Line, and about an hour to Yangjae Station on the Shinbundang Line.
Additionally, benefits from the planned GTX-A line Yongin Station are anticipated. By traveling to Guseong Station via Giheung Station on the Suin-Bundang Line, you can directly transfer to Yongin Station, where GTX-A stops. According to the Ministry of Land, Infrastructure and Transport, the GTX-A section from Samsung to Dongtan is scheduled to open sequentially this year.
Within a 1km radius is Yongin City Hall, and various administrative institutions such as Yongin Eastern Police Station and Yongin Tax Office are conveniently accessible. Medical facilities like Yongin Severance Hospital are nearby, and shopping and convenience facilities such as E-Mart Yongin and The Wise Square are easy to use.
