The Reason Behind the Popularity of Multi-Access Apartments... 'Seosin The Sharp Vivaldi' Supply

The myth of ‘location invincibility’ continues in the real estate market. Despite the housing market downturn caused by high interest rates and rising sale prices, apartments in ‘dasegwon’ locations?areas with multiple convenient access points?are enjoying favorable conditions regardless of market trends.


In fact, even as the overall sales market contracts, apartments situated in ‘dasegwon’ locations are recording outstanding competition rates across the country.


For example, ‘The Sharp Soyang Star River,’ launched in October last year in Chuncheon-si, Gangwon-do, gained popularity for its rare ‘seulsegwon’ (proximity to convenience stores), ‘haksegwon’ (proximity to schools), and ‘noksegwon’ (proximity to green spaces) location advantages, attracting 14,715 applicants in the first priority subscription, achieving an excellent average competition rate of 31.44 to 1. This is more than three times higher than the 8.98 to 1 first priority subscription competition rate for apartments in Gangwon-do last year and accounted for 28.2% of all first priority subscription accounts (52,178) used in the province during the same period.


This year, demand concentration on ‘dasegwon’ complexes has continued. ‘The Sharp Tangjeong Infinity City,’ which held its first priority subscription on the 4th, gained attention for its one-stop location convenience, attracting 33,969 subscription accounts for 646 units excluding special supply, finishing with an average competition rate of 52.58 to 1. This is considered an exceptional competition rate despite the challenging market environment, including the downturn in the Cheonan-Asan area sales market.


Recently, ‘dasegwon’ apartments have demonstrated strong resilience in the real estate market. According to the Ministry of Land, Infrastructure and Transport’s real transaction price disclosure system, the ‘Seosin I-Park e-Pyeonhansesang’ apartment in Seosin-dong, Wansan-gu, Jeonju-si?known as the ‘Gangnam’ of Jeonju and equipped with various infrastructures?saw the price of an 84㎡ unit rise from 453 million KRW in January last year to 538 million KRW in December, an increase of 85 million KRW.


Meanwhile, ‘Seosin The Sharp Vivaldi,’ supplied by the POSCO E&C consortium through the Gamnamugol housing redevelopment project in Seosin-dong, Wansan-gu, Jeonju-si, is a complex of 28 apartment buildings ranging from three basement floors to a maximum of 20 floors, with a total of 1,914 units sized between 34 and 120㎡. Of these, 1,225 units sized 59 to 120㎡, excluding union members and rental units, will be offered for general sale. This is the largest apartment complex in Jeonju since the 2000s.


It boasts a ‘seulsegwon’ location, with the only department store in Jeonbuk, Lotte Department Store, within walking distance, and an E-Mart located right in front of the complex. Large medical facilities such as Jeonbuk National University Hospital and Wonkwang University Jeonju Oriental Medicine Hospital, as well as various public institutions including Jeonbuk Provincial Office, Jeonju City Hall, Jeonbuk Police Agency, and Seosin-dong Community Center, are also conveniently nearby.


Safe educational environments targeting the 30s and 40s generation, who have become major players in the real estate market, are also a strong point. Schools at all levels, including Seosin Elementary, Seomun Elementary, Seosin Middle, and Hanil High School, are close enough for safe walking commutes. Various educational facilities, including the Jeonbuk Provincial Office Smart Library, are nearby. Additionally, a cluster of academies within a 1 km radius makes it a prestigious school district representative of Jeonbuk.


Walking and bicycle paths have been established along the nearby Jeonjucheon and Samcheon streams, and several neighborhood parks such as Anter Park, Donaegisaem Park, and Jeonryong Park are close by. Residents can also conveniently access sports facilities like Munhak Grand Park, Jeonju Sports Complex, Hwasan Gymnasium, and Donaegisaem National Sports Center, which is expected to positively influence residents’ leisure activities.


The model house will be located in Hyoja-dong 3-ga, Wansan-gu, Jeonju-si.
