Dobong-gu Seoul Arena Scheduled for Groundbreaking... Interest in 'Dobong Kumho Eoullim River Park'

The Dobong-gu area is buzzing with excitement as the groundbreaking of the ‘Seoul Arena Complex Cultural Facility,’ one of the three large-scale arenas to be established in South Korea, is scheduled.


Hanwha Construction Division has signed a contract for the ‘Seoul Arena Complex Cultural Facility Construction Project’ and is set to begin construction. This project is a private investment initiative to build a music-specialized dome theater with 18,269 seats in Chang-dong, Dobong-gu, Seoul. It will include a medium-sized theater with 2,010 seats, a cinema, popular music support facilities, and commercial spaces.


Once completed, the ‘Seoul Arena Complex Cultural Facility’ is expected to become the largest cultural complex in the northeastern part of Seoul and a premier hub for Hallyu tourism.


Additionally, large-scale development projects are accelerating in line with Seoul’s full-scale promotion of the ‘Chang-dong·Sang-gye New Economic Center Development Project.’


In July, the 49-story ‘Seed Cube Chang-dong,’ a core project for jobs and culture in the Chang-dong·Sang-gye area, was completed. Near Seoul Arena, the Robot Artificial Intelligence Science Museum has also been completed one after another, transforming the area into a true ‘cultural center.’


Moreover, the development of the Chang-dong private station, the GTX-C line, the undergrounding of the Dongbu arterial road, the construction of east-west connecting pedestrian bridges, and the creation of a riverside park along the Jungnangcheon Stream are all positive factors.


In this context, new apartments in Dobong-gu with reasonable sale prices are attracting attention. Especially in Dobong-gu, a metropolitan center in the northeastern part of Seoul with various ongoing development benefits, Kumho Construction’s ‘Dobong Kumho Eoullim River Park’ draws interest with a reasonable sale price ranging from a minimum of 830 million KRW to a maximum of 905 million KRW for an 84㎡ unit.


Furthermore, balcony expansion is included as a standard design feature, and the cost of balcony expansion is included in the sale price, making the actual perceived sale price even lower.


Dobong Kumho Eoullim River Park has completed party and reservation contracts and is now conducting first-come, first-served contracts for the remaining units. ‘Dobong Kumho Eoullim River Park’ will be located in Dobong 2-dong, Dobong-gu, Seoul, consisting of 5 buildings from 2 basement floors to 18 above-ground floors, with 299 units ranging from 59 to 84㎡ in exclusive area. Move-in is scheduled for March 2026.


As the first new apartment in Dobong-dong in 13 years, ‘Dobong Kumho Eoullim River Park’ is not only rare but also incorporates the latest floor plans, designs, and systems, along with community and landscaping facilities.


The complex is primarily oriented southwest to maximize natural light and sunlight rights. With 100% underground parking, it is designed as a pleasant and safe complex free of cars on the ground. Resident convenience facilities such as a moms’ station, senior citizens’ center, children’s playground, and fitness facilities will also be provided.


All units are equipped with a heat recovery ventilation system that can remove ultrafine dust, and a smart home system is applied throughout. Additionally, specialized designs include LED lighting fixtures, motion detectors, and magnetic sensors in all units.


‘Dobong Kumho Eoullim River Park’ is conveniently located within approximately 500 meters of Dobong Station and Banghak Station on Seoul Subway Line 1, accessible on foot. It also offers convenient transportation networks including wide-area bus routes connecting to Gangnam, Dobong-ro, Madeul-ro, and the Dongbu arterial road. The Ui-Sinseol Line is planned to be extended to Banghak Station, and the GTX-C line, connecting Suwon in Gyeonggi-do, Gangnam Samsung Station, and Yangju Deokjeong, is planned for Chang-dong Station, just one stop from Banghak Station, further improving transportation conditions.


Regarding the residential environment, Changdo Elementary School and Dobong Middle School are nearby, along with the Seoul Northern District Court and Prosecutor’s Office, Dobong-gu Office, Homeplus, CGV, and Lotte Department Store, providing close living infrastructure. The complex is also near healing spaces such as Jungnangcheon Stream and its riverside park, Dobongsan, Suraksan, and Bukhansan, offering a pleasant natural environment.
