Move from Gongju Residential Axis Old Downtown to Geumeung-dong and Wolsong-dong Areas
The residential center of Gongju City, Chungnam Province, which used to be the old downtown area, is shifting to the Geumheung-dong and Wolsong-dong areas where the Wolsong District urban development project is underway.
In particular, adjacent to the Wolsong District, the Wolsong 2 District urban development project is additionally being promoted, creating a new residential area with approximately 6,500 apartment units and houses.
According to Real Estate R114, Gongju City in Chungnam has about 20,000 apartment units (including approximately 19,100 units scheduled for occupancy), of which more than 10 years since completion account for 70.4%, or about 13,500 units. Newly built apartments completed within 5 years account for only about 10% (9.2%), indicating a high dependence on the old downtown area, making new constructions rare in the region.
In this situation, the development of Wolsong 1 District and 2 District is bringing fresh momentum to the Gongju housing market.
In fact, in 2022, ‘Hwaseong Park Dream Gongju Wolsong’ launched in the Wolsong District attracted great attention, recording an average competition rate of 10.59 to 1 in the first priority application.
The Wolsong District is a project developing a 487,259㎡ site in Geumheung-dong and Wolsong-dong, Gongju City, with about 4,100 households planned.
Additionally, the Wolsong 2 District urban development project is also being promoted near the Wolsong District.
Wolsong 2 District is an urban development project on a 286,479㎡ area in Wolsong-dong, consisting of 2,328 households (population of 5,400). Last year, the development plan draft was reviewed by residents.
Once Wolsong 2 District is developed, approximately 6,500 newly built housing units will be established in the Geumheung-dong and Wolsong-dong areas.
The Geumheung-dong and Wolsong-dong areas have excellent infrastructure, including Gongju Intercity Bus Terminal, Daejeon District Prosecutors' Office Gongju Branch, Gongju University Shingwan Campus, and a commercial district. They also have excellent accessibility to Sejong City, attracting strong interest from demanders who were previously concentrated in Gongju’s old downtown.
Moreover, when the Songseon-Donghyeon New Town development project, fully funded by Chungnam Urban Development Corporation, which develops the Songseon Intersection in Gongju City and the Donggongju Interchange area on the Dangjin-Yeongdeok Expressway, is in full swing, the Wolsong District area is expected to serve as a central axis connecting Gongju’s old downtown and the new town.
According to KB Real Estate, the average apartment price in Geumheung-dong, Gongju City, is 291.97 million KRW, the highest in Gongju. This is about 100 million KRW higher than the Gongju city average price (192.7 million KRW), supported by solid demand.
Amid such a dramatic change in Gongju’s residential map, a complex that has announced its supply is attracting attention. The protagonist is ‘Gongju Wolsong District Gyeongnam Honorsville,’ scheduled to be supplied by SM Lines Co., Ltd. Construction Division in January in Wolsong-dong, Gongju City, Chungnam.
‘Gongju Wolsong District Gyeongnam Honorsville’ is located within the residential district and will be offered at a reasonable price under the price ceiling system. Since there has been no new apartment supply in Gongju City since ‘Hwaseong Park Dream Gongju Wolsong’ was supplied two years ago, it is expected to be a much-needed relief for nearby residents seeking new housing, drawing even more attention.
The complex shares the Sejong living zone and offers future value, equipped with various excellent infrastructures emphasized in the housing market, attracting strong interest from demanders.
The housing in Shingwan-dong, the old downtown of Gongju, is severely aged, but with its geographical advantage adjacent to Sejong and improved transportation conditions, residents can enjoy the Sejong living zone at once. The Gongju-Sejong Metropolitan BRT is scheduled to open in 2025, with a station planned within walking distance in the Wolsong District where the complex is located.
This will make Sejong City, which was previously inconvenient to access by public transportation and required vehicle travel, easily accessible by public transit, allowing residents to share Sejong’s central living infrastructure more closely.

‘Gongju Wolsong District Gyeongnam Honorsville’ consists of a total of 366 households in a single medium-sized type with an exclusive area of 84㎡, known as the ‘national standard size,’ which is most preferred by demanders. All units face south, allowing views and abundant sunlight, with a low building-to-land ratio of about 15%, enhancing comfort within the complex, and a high exclusive rate boasting a spacious usable area.
The model house of Gongju Wolsong District Gyeongnam Honorsville is located in the Gongju City area of Chungnam, and the expected move-in date is November 2026.
