As Daejeon City accelerates its '3 Major Rivers Green New Deal' project announced in 2020, the Seonhwa-dong area along Daejeoncheon is expected to be the biggest beneficiary.
This project aims to protect citizens' safety from flood damage along the three major local rivers including Daejeoncheon, while focusing on ecological restoration, urban regeneration, and balanced development. By 2030, a total of 468 billion KRW will be invested to create disaster prevention measures, ecological restoration, and themed leisure and cultural spaces.
Regarding Daejeoncheon, the initial plan was to demolish the riverbed road which had been stagnant for years, but recently, the riverside road expansion project is expected to proceed instead. The city anticipates that the Daejeoncheon restoration project will have significant effects on the regeneration of the old downtown and economic revitalization. The environment will become more pleasant as the river is restored, and a large-scale commercial district is expected to be developed along the river.
A local real estate expert said, “Cheonggyecheon in Seoul, Yangjaecheon, and Tancheon in Seongnam, Gyeonggi Province have become regional landmarks and their surrounding values have risen after restoration projects,” adding, “The real estate market in Jung-gu, Daejeon will also benefit from the Daejeoncheon restoration project.”
Meanwhile, the commercial complex within ‘Daejeon Haneulchae Sky& 1st and 2nd phases’ is also scheduled to be supplied in Seonhwa-dong, Daejeon, making it a direct beneficiary. This commercial complex will be developed as a 470-meter-long street-type shopping area adjacent to Dongseo-daero and facing Daejeoncheon, so it is expected to emerge as a main commercial district once the Daejeoncheon Green New Deal project is completed.
From a product design perspective, the stores along the main road are open and spacious, and notably, some units are designed to offer views of Daejeoncheon, attracting attention.
The official name of the commercial complex within the complex is ‘Daejeon Haneulchae Sky& Ground,’ and it is highly regarded for its investment value as the first commercial complex to enter the Seonhwa-dong residential town. The Seonhwa-dong development area, formerly a motel district, is scheduled to begin occupancy of ultra-high-rise apartments up to 49 floors starting in May, drawing strong interest from real estate demand as a new residential complex town.
This area will form the largest single-brand town with a total of 1,873 households from the completed 1st and 2nd phases and the upcoming 3rd phase of ‘Daejeon Haneulchae Sky&,’ along with Hillsstate Seonhwa The Wise (851 households), Hanshin The Hue Reserve (418 households), and two remaining planned development sites, totaling approximately 4,690 households of large-scale residential demand.
Daejeon Haneulchae Sky& Ground offers two floors for both the 1st and 2nd phase commercial complexes, allowing for diverse MD configurations. As the first commercial complex to enter the new residential town of Seonhwa-dong, it provides opportunities to secure popular businesses such as various franchises, essential daily services, and academies.
Meanwhile, Daejeon Haneulchae Sky& Ground operates a sales promotion center and is developed as an in-complex commercial area alongside Daejeon Haneulchae Sky&, consisting of a total of 132 units with 62 units in the 1st phase and 70 units in the 2nd phase.
