Recently, the Minister of Land, Infrastructure and Transport hinted at a policy direction to expand housing supply centered on non-apartment units, raising expectations for the relaxation of officetel regulations.
According to the National Non-Apartment Federation (hereinafter referred to as Jeonbi Federation), a petition titled ‘Request for Relaxation of Non-Apartment Regulations’ posted on the National Assembly’s public consent petition platform has received over 50,000 endorsements and has been forwarded to the National Assembly Land, Infrastructure and Transport Committee.
The most notable point in the petition is the ‘Exclusion of Officetels from Housing Count.’ If excluded from the housing count, tax burdens such as acquisition tax, property tax, and capital gains tax can be significantly reduced, and eligibility as a non-homeowner can be maintained in the subscription market.
Meanwhile, the Minister of Land, Infrastructure and Transport, who oversees housing policy, has expressed a positive view on relaxing non-apartment regulations, signaling signs of change. The plan is to resolve the housing supply shortage by revitalizing officetel construction.
In this context, ‘Aicroite Mapo’ located in Mapo-gu, Seoul, is gaining attention. It is an officetel that combines excellent location, differentiated product features, and future value due to nearby development projects.
‘Aicroite Mapo’ is located in the Gongdeok-dong area of Mapo-gu and consists of 85 units across 2 basement floors and 18 above-ground floors. It is composed of highly preferred exclusive areas of 34 to 37㎡ for 1-2 person households, offering a wide selection with a total of 10 different types. The complex also includes neighborhood living facilities on the lower floors for convenient living, and quick move-in is possible by June next year.
‘Aicroite Mapo’ boasts a pentagonal station area location adjacent to Gongdeok Station, served by Lines 5 and 6, Gyeongui-Jungang Line, and Airport Railroad, as well as Seoul Station served by Lines 1 and 4, Gyeongui-Jungang Line, and Airport Railroad. It also has a rapid transportation network including the Internal Circular Road, Gangbyeonbuk-ro, and Olympic-daero. Additionally, it is within walking distance to So-ui Elementary School, Hwanil Middle and High Schools, and Baemoon Middle and High Schools, and is close to excellent school districts including Sookmyung Women’s University, Ewha Womans University, Sogang University, and Yonsei University. Active development projects in the vicinity also raise expectations for future value. The Yongsan International Business District development, planned as an international, green, and smart convergence city, and the northern Seoul Station area development, which includes a convention center, hotels, offices, and officetels, are underway. In addition, residential redevelopment projects in Gongdeok and Cheongpa are progressing, promising improved residential conditions in the future.
The complex also offers differentiated product features. Units are mainly oriented south to maximize natural light and ventilation, and a pleasant 3-bay design is applied to all units. Some units feature trendy 2.5-room duplex layouts, and ample storage spaces such as pantries and built-in closets maximize space utilization.
Exclusive private community facilities for residents are also provided. It includes a rooftop camping site with panoramic views of Namsan, unique in Mapo-gu, as well as a fitness center, screen golf course, Pilates studio, and GX room for residents’ health. Hotel-style premium valet parking services exclusively for residents will also be offered.
Furthermore, a full-furnished system is applied, providing LG Objet home appliances such as washing machines, dryers, refrigerators, air conditioners, and stylers free of charge, attracting positive responses from actual users.
