Daewoo E&C's first 'Prugio' brand complex in Sangdo-dong, 'Sangdo Prugio Clavenue,' will hold a discretionary supply (non-priority) subscription on the 28th (Thursday).


The discretionary supply subscription can be applied for regardless of whether you have a subscription savings account, and as of the announcement date of December 26th (Tuesday), it is open to all adults aged 19 or older residing in South Korea, regardless of region.


The subscription period will be held over two days from December 28th (Thursday) to 29th (Friday). The winners will be announced on January 4th (Thursday), and the official contract will take place on the 6th (Saturday). The number of units supplied by type is △74A 66 units △84A 73 units △84B 50 units △84C 8 units, totaling 197 units.


The discretionary supply subscription for Sangdo Prugio Clavenue is expected to attract significant interest from buyers as a supply cliff for Seoul apartments is forecasted next year. Moreover, amid the steep rise in sale prices, additional price increases are anticipated due to expanded certification of Zero Energy Buildings (ZEB) and strengthened standards for noise between floors, making it even more noteworthy.


Sangdo Prugio Clavenue will be supplied in Dongjak-gu, Seoul, Sangdo-dong area, consisting of 10 buildings from 5 basement floors to 18 above-ground floors, with a total of 771 units ranging from 59 to 84 square meters in exclusive area.


Financial benefits include a fixed first deposit of 10 million KRW at contract signing and 30% interest-free intermediate payments, along with the application of a contract assurance system to reduce the financial burden on buyers. The contract assurance system retroactively applies more favorable contract conditions to existing contracts if policies change after signing, reducing risks for early contract holders.


As a post-sale complex, Sangdo Prugio Clavenue allows faster move-in compared to pre-sale apartments, enabling buyers to thoroughly check the complex layout and products. Unlike new apartments where various options are provided at additional cost, all units come with basic options such as balcony expansion, built-in wardrobes in bedroom 2, system air conditioners, hybrid cooktops, and electric ovens.


The living infrastructure is excellent. Within a 700-meter radius is Jangseungbaegi Station on Subway Line 7, allowing travel to Gangnam-gu Office Station in about 20 minutes without transfers, providing convenient access throughout Seoul. Additionally, the new Seobu Line light rail’s Shinsangdo Station (tentative name) is planned nearby, further improving transportation convenience.


Furthermore, the complex includes a daycare center, and Sangdo Elementary School is located within 200 meters, ensuring safe commuting for children. Several elementary, middle, and high schools such as Shinsangdo Elementary, Guksabong Middle, Dangok Middle, Jangseung Middle, and Dangok High are clustered nearby. Educational facilities like Dongjak Library and Yaksu Library under the Seoul Metropolitan Office of Education are also easily accessible.


Moreover, large parks near the complex enhance residential comfort. Sangdo Neighborhood Park, Yongmasan Park, and Boramae Park are close by, and leisure time can be enjoyed at the toddler forest experience center in Sangdo Neighborhood Park and the Guksabong Gymnasium.


The complex design is also excellent. The entire complex is mainly oriented southward to maximize views and natural lighting. Pedestrian green paths are installed within the complex to ensure pedestrian safety, and open balconies are provided in some units of the 74㎡A and 84㎡A types, creating a pleasant environment. Additionally, units of 74㎡ or larger feature master bedroom powder rooms and dressing rooms, providing ample storage space.


Considerable effort has been put into landscaping spaces within the complex. Facilities include a 'Green Patio' where residents can relax while viewing the lawn from the tea house, a themed playground where children can play safely, and a 'Children’s Playground' with water play areas.


The model house for Sangdo Prugio Clavenue is located in Yangjae-dong, Seocho-gu, Seoul, and move-in is scheduled for March 2024.
