Shinbanpo 4th in Jamwon-dong, Seocho-gu, Seoul will be reconstructed into a newly built apartment complex with up to 49 floors and about 1,800 households.

On the 21st, the Seoul Metropolitan Government announced that it held an urban planning committee meeting the previous day and approved a revised plan for the reconstruction maintenance plan of Shinbanpo 4th apartment.


Shinbanpo 4th, completed in 1979, is an aging complex consisting of 14 buildings and 1,212 households, which received a conditional reconstruction judgment based on a detailed safety inspection.


Through this decision, the complex will be reconstructed into a large-scale complex with a floor area ratio of 299.98%, a maximum height of 49 floors or less (under 170m), and a total of 1,828 households (including 287 public housing units).


To improve the surrounding environment, Seoul plans to widen the road on the south side of the maintenance area (Jamwon-ro) by about 12 meters and create a park in a location with excellent external accessibility, providing a pleasant Han River walking path and resting space for local residents.


Additionally, public pedestrian paths and mixed pedestrian-vehicle paths will be designated within the complex to enhance walking accessibility to major points such as the Han River and Express Bus Terminal, allowing not only residents but also neighbors to use these facilities conveniently.


The maintenance plan for the Shinbanpo 4th reconstruction project will be finally announced after a re-exhibition notice reflecting the revised contents. Afterwards, the project will be confirmed through review by the Seoul Architecture Committee and approval of the project implementation plan.


On the same day, the urban planning committee also approved revisions to the basic plan for reconstruction, maintenance plan decision, and designation of the maintenance area for Jayang Hanyang Apartment in Jayang-dong, Gwangjin-gu. Through this review, the complex will be reconstructed from the existing 444 households to 859 households (including 207 public housing units).


This decision marks the first reconstruction case where the zoning along the Han River in a general area, not an apartment district, was upgraded from a Type 2 General Residential Area to a Type 3 General Residential Area.


The floor area ratio will be increased up to 300%, and the building will be constructed up to a maximum of 40 floors, not the originally proposed 35 floors by residents.


A Seoul city official stated, "The site is conveniently located near Gangbyeon Station (Line 2), Dong Seoul Terminal, and Gangbyeonbuk-ro, with good transportation access. It is adjacent to Seongdong and Yangnam Elementary Schools and Gwangjin Middle School, providing a favorable educational environment. Being located along the Han River with a view of the river, the site has excellent locational conditions. We expect that increasing housing supply through reconstruction will benefit more residents."
