Conditional Approval of Housing Maintenance-Type Redevelopment Plan and Designation of Maintenance Area for Myeonmok 7 District (Myeonmokbon-dong 69-14 Area)... Official Notice of Public Redevelopment Area Designation for Junghwa 5 District (Junghwa-dong 122 Area)
The housing redevelopment projects in the areas of Myeonmokbon-dong and Junghwa-dong in Jungnang-gu (Mayor Ryu Kyung-gi) are gaining momentum.
The highlighted sites this time are Myeonmok 7 District (around 69-14 Myeonmokbon-dong) and Junghwa 5 District (around 122 Junghwa-dong).
The district plans to accelerate efforts to improve the residential environment and contribute to housing stability for residents by supplying high-quality housing in the aging low-rise residential areas.
First, the ‘Myeonmok 7 District (around 69-14 Myeonmokbon-dong)’ had its ‘Housing Maintenance-type Redevelopment Project Maintenance Plan Decision and Maintenance District Designation Proposal’ conditionally approved at the ‘8th Urban Planning Committee Rapid Integrated Planning Maintenance Project Subcommittee’ held on December 13.
The area consists of a mix of old single-family and multi-family houses with poor pedestrian environments. It was selected as Jungnang-gu’s first private redevelopment (rapid integrated planning) candidate site in December 2021. Since then, the district has proceeded with the rapid integrated planning proposal, resident briefings, and public notices for resident inspection, and in November this year, requested Seoul City to establish a maintenance plan and designate the maintenance district.
Through this review, the zoning will be upgraded from Type 2 (up to 7 floors) and Type 2 General Residential Area to Type 3 General Residential Area, with a floor area ratio of up to 299.87%, a maximum height of 35 floors, and a total of 1,447 households (including 379 rental units). Parks and sports facilities will also be created at the intersection of Gyeomjae-ro 54-gil and Sangbong-ro 1-gil, the main streets of the area.
Notably, this approval was the first to pass among the 21 candidate sites for Seoul City’s first private redevelopment (rapid integrated planning). It is also expected to significantly shorten the designation period for maintenance districts from over five years to two years.
Next, the public redevelopment candidate site ‘Junghwa 5 District (around 122 Junghwa-dong)’, selected in March 2021, has also gained momentum. The site passed the ‘3rd Urban Planning Committee Review of 2023’ and was officially designated as a maintenance district on December 14.
The site covers approximately 70,000㎡ and is near Sangbong Station on Subway Line 7, Gyeongchun Line, and Gyeongui-Jungang Line, as well as Junghwa Station on Line 7.
According to the maintenance plan, 1,610 apartment units (including rental housing) will be supplied with a floor area ratio of up to 290.11% and a maximum height of 35 floors. A park will be placed southeast of Junghung Elementary School to improve the school surroundings and commuting routes. Considering the openness from Junghung Elementary to Sangbong Elementary, a north-south visual corridor (a visually open space securing views) will be secured in the central area. Additionally, pedestrian activation between east and west will be planned considering the existing street system, along with a public pedestrian passage connecting to Sangbong Station.
Mayor Ryu Kyung-gi of Jungnang-gu stated, “By supplying high-quality housing in the aging and poor low-rise residential areas, we expect to breathe new life into the region.” He added, “We will continue to actively communicate with residents and closely coordinate with Seoul City and related departments to ensure smooth progress of housing maintenance projects in Jungnang-gu.”
Jungnang-gu is promoting the largest development area and projects among Seoul’s autonomous districts, with 23 sites selected as candidates for housing development projects by the Ministry of Land, Infrastructure and Transport and Seoul City. The sites include ▲6 redevelopment and reconstruction locations ▲6 urban public housing complex projects ▲11 Moa Town projects, transforming aging residential areas into pleasant residential complexes.
