The hilly residential area in Sinwol-dong, Yangcheon-gu, Seoul, will be transformed into a residential complex with a maximum height of 12 floors and a scale of 2,228 households.
On the 14th, the Seoul Metropolitan Government announced that it held the ‘8th Urban Planning Committee Rapid Integrated Planning Redevelopment Project and Authorized Subcommittee’ the day before and approved the amendment of the maintenance plan decision and the designation plan for the ‘Sinwol-dong 941 area Housing Maintenance-Type Public Redevelopment Project’.
The target area has involved the participation of the Korea Land and Housing Corporation (LH) since it was selected as a public redevelopment candidate site in March 2021. With the approval of the district designation through this review, it is expected to be developed into a new mid-rise, medium-density street-centered complex that considers nature and harmonizes with the surrounding city.
In the east-west direction, a ventilation axis is established in connection with the Jiyangsan Mountain and the Sinwol 7-dong 1 district maintenance plan to secure openness within the complex with terrain-adaptive open spaces (at least 15m wide) and improve the school route environment for Yangcheon Middle School.
In the north-south direction, a green belt is created to connect the green spaces of Yangji Neighborhood Park and Hanul Neighborhood Park, planning a nature-friendly complex that continues the flow of nature. Jiyang-ro maintains the character of the existing street, with community facilities and neighborhood living facilities arranged along pedestrian paths on the lower floors of the main buildings. External spaces organically linked with linear green spaces and walking trails within the complex are planned, which is expected to contribute to street activation.
Through this review, the zoning is upgraded from Type 1 General Residential Area to Type 2 General Residential Area (up to 7 floors), with a floor area ratio of up to 250%, a maximum height of 12 floors, and a total of 2,228 households (including 544 rental housing units) to be supplied. Public rental housing plans a social mix arrangement, including medium to large-sized units, considering diverse housing demands.
Han Byung-yong, Director of the Seoul Housing Policy Office, stated, “With the maintenance plan decision for the Sinwol-dong 941 area, it is expected to contribute to improving the residential environment and housing stability by supplying high-quality housing in the long-neglected and deteriorated hilly residential area.”
