Urban Development Zone Connected to Tangjeong Residential District Transforms into New Residential Hub of Asan

In Asan City, Chungnam Province, the first complex of the Tangjeong District urban development zone, known as the "New City above Tangjeong," called "The Sharp Tangjeong Infinity City," has sparked intense interest among prospective buyers. Especially with plans to construct a pedestrian bridge on the southern side of the urban development zone, connecting it to the Tangjeong Residential District, the heart of Asan, the area is expected to become the undisputed center of Asan.


In particular, Asan City is promoting a river environment improvement project around Gokgyo Stream, located between the Tangjeong District urban development zone and the Tangjeong Residential District. The plan includes installing a pedestrian bridge over Maegok Stream to connect the two areas, which will facilitate easier movement between the regions in the future. The Tangjeong District urban development zone will connect with the highly preferred Tangjeong Residential District, forming a multi-living zone that shares living areas and infrastructure, thereby enhancing the area's value.


The Asan Tangjeong District urban development zone covers approximately 536,900 square meters in the Galsan-ri and Maegok-ri areas, where a residential town of about 4,300 households will be created along with urban infrastructure such as schools, green spaces, and public offices for residents. Among the 12 urban development zones led by the private sector in Asan City, this is one of the larger-scale projects and is considered the most favorable location, especially since it is being developed in Tangjeong-myeon, an area with high regional value.


Urban development projects like the Tangjeong District typically focus on developing large-scale housing in areas where transportation infrastructure and basic facilities are already established. Besides apartments, parks, commercial facilities, detached houses, and schools are planned and systematically developed. Due to the large-scale land development, participation from major construction companies is often essential, resulting in branded complexes being supplied.


Unlike new towns developed on large vacant lands, these projects often take place within urban areas, allowing convenient use of infrastructure even in the early stages of occupancy. Additionally, infrastructure within the development zone continues to be enhanced, leading to very high residential satisfaction.


Moreover, multi-family housing built through urban development projects often offers superior product quality in terms of floor plans and complex design compared to urban renewal projects. Redevelopment and reconstruction projects are subject to floor area ratio restrictions, which can limit the quality of new apartments. Therefore, apartments from urban development projects tend to be preferred for their superior height, spaciousness, and floor plan design.


"The Sharp Tangjeong Infinity City," supplied through the urban development project, is expected to achieve high residential satisfaction by combining solid infrastructure and product quality.


Constructed by POSCO E&C, "The Sharp Tangjeong Infinity City" will consist of 1,140 households with exclusive areas of 84 and 96 square meters. As a large complex, it plans to include various community facilities such as a sauna, guest house, golf practice range, and fitness center.


The complex has a building coverage ratio of 12.34%, maximizing openness with wide distances between buildings and a 30-meter sightline axis. The internal design features a 4-Bay slab-type cross-ventilation structure for all units, a "ㄷ"-shaped kitchen layout, alpha rooms, and pantries depending on the unit type.


Especially, The Sharp’s unique landscaping design will be showcased. It includes a circular walking trail connected to rest areas, a Nature Terrace harmonizing green spaces and water features, the emotional Permata Garden, and a water playground that enhances children's enjoyment. Additionally, each building will have a themed garden, and features like a farm garden will be applied, allowing residents to enjoy differentiated residential comfort.


The location is also excellent. The complex is about a 10-minute walk from Tangjeong Station on Subway Line 1 and boasts excellent transportation options including the nearby KTX·SRT Cheonan-Asan Station and the Dangjin-Cheongju Expressway (Asan-Cheonan section opening in September 2023). Kindergartens, elementary schools, and middle schools are all planned within the Asan Tangjeong District urban development zone, and the academy district around Tangjeong Station offers a safe educational environment within walking distance. The academy district in Buldang-dong, known for its famous academies, is also accessible within about 10 minutes by car.


Furthermore, nearby convenience facilities such as Moda Outlet, E-Mart, CGV, Galleria Department Store, and E-Mart Traders are easily accessible. The complex also benefits from proximity to Gokgyo Stream to the south, a planned neighborhood park within the urban development zone, and nearby Yonggok Park and Jisan Park, providing a strong green environment.


The model house for "The Sharp Tangjeong Infinity City" is scheduled to open this month.
