Creation of 5,705 Apartment Units in Multi-Family Housing
Gangseo-gu, Seoul (District Mayor Jin Gyo-hoon) announced on the 8th that the management plans (drafts) for four Moa Town sites?three in Hwagok 1-dong and one in Hwagok 6-dong?have passed the integrated review by Seoul City. The target areas are ▲around 1087 Hwagok 1-dong ▲354 Hwagok 1-dong ▲around 359 Hwagok 1-dong ▲around 1130-7 Hwagok 6-dong.
These areas are low-rise residential zones developed through land readjustment projects in the 1970s. Despite poor living conditions due to aging housing clusters, narrow roads, and lack of parking and green spaces, redevelopment has been delayed for a long time because of height restrictions and unmet redevelopment requirements, as they are adjacent to Gimpo Airport.
Moa Town is a district-level redevelopment method that groups low-rise residential areas under 100,000㎡, where new and old buildings coexist making large-scale redevelopment difficult, to expand quality housing and various convenience facilities.
Out of nine Moa Town candidate sites selected in Gangseo-gu, management plans (drafts) for four sites have passed the review. These areas will be designated as Moa Towns after approval and announcement of the management plans.
Near Bongjesan Mountain’s natural scenic district, low-rise housing will be arranged, while along main roads such as Hwagok-ro, street activation facilities and mid- to high-rise housing will be placed. Moa housing with diverse designs that fit the local characteristics and landscape will be constructed.
A total of 1,025 Moa housing units will be built around 1087 Hwagok 1-dong. The zoning will be upgraded (from Type 2 to Type 3) to enhance project feasibility, existing parks will be relocated and expanded (from 900 to 1,300㎡), and road widths will be increased from 6m to 12m to improve maintenance infrastructure. Additionally, considering the existing commercial district, street-type shops along living streets will be encouraged.
A total of 3,509 Moa housing units will be located around 354 and 359 Hwagok 1-dong. The aging Hwagok 1-dong Community Service Center building will be relocated and expanded, and a public parking lot with 54 spaces will be constructed underground. To revitalize Hwagok Central Market, a public parking lot will be built, and a safe pedestrian environment system linked to green corridors will be established.
A total of 1,171 Moa housing units will be provided around 1130-7 Hwagok 6-dong. Floor area ratios will be increased, and some natural scenic districts will have zoning upgraded (from Type 1 to Type 2) to allow apartment construction. Road widths will be widened, and small parks will be newly created to enhance residential environment quality.
Meanwhile, including two sites in 515-44 and 520-3 Dochon 2-dong, Gangseo-gu, which were approved and announced on the 30th of last month, the total number of Moa Town management plans in Gangseo-gu that have passed the integrated review has reached six.
District Mayor Jin Gyo-hoon said, “The enthusiastic efforts of Hwagok-dong residents have borne precious fruit,” and added, “We will spare no support to ensure smooth progress of the projects in the six Moa Towns that passed the integrated review, and we will do our best to ensure that the management plans for other target sites such as Banghwa 2-dong and Gonghang-dong are also carried out without delay.”
