Rising Trend in Knowledge Industry Center Transactions... Interest in 'Triatz'

The knowledge industry center market has been attracting attention as transaction volumes have shown a continuous upward trend from the fourth quarter of last year through the second quarter of this year. As a result, a positive atmosphere is prevailing throughout the market, and expectations among prospective investors are rising.


According to data from Real Estate Planet, a commercial real estate specialist company, released last October, out of 1,277 knowledge industry centers nationwide, the total number of sales transactions in the second quarter of this year was 914, an 11.1% increase compared to 823 transactions in the first quarter. Although the knowledge industry centers recorded the lowest transaction volume since 2020 with 687 sales in the fourth quarter of last year, the volume has continuously increased through the first and second quarters of this year.


Regarding the total sales transaction amount, it rose from 270.2 billion KRW in the fourth quarter of last year to 335.7 billion KRW in the first quarter of this year, and further increased to 395.5 billion KRW in the second quarter, showing a continuous upward trend for two consecutive quarters.


In particular, the metropolitan area knowledge industry centers recorded 810 transactions and a transaction amount of 362.5 billion KRW, representing increases of 13% and 21%, respectively, compared to the previous quarter. The transaction volume and amount in the metropolitan area accounted for 88.6% and 91.7% of the nationwide totals in the second quarter.


The high demand for corporate occupancy in metropolitan area knowledge industry centers is attributed to convenient transportation and easy interaction with affiliated companies.


Meanwhile, ‘Triatz,’ developed by Gunpo Complex Development PFV Co., Ltd. (construction by Taeyoung Construction, SK Ecoplant, and SK D&D), currently being sold in the Dang-dong area of Gunpo City, Gyeonggi Province, is adjacent to Gunpo Station on Seoul Metropolitan Subway Line 1, allowing travel to Gangnam, City Hall, and Yongsan within 40 minutes, to Sadang and Guro within 20 minutes, and to Suwon in about 14 minutes.


Proximity to roads such as Geumjeong IC, Gunpo-ro, and the Metropolitan Area 1st Ring Expressway also enables wide-area travel by car. Additionally, the Gunpo Station area, where the knowledge industry center is located, is home to several industrial complexes, including Gunpo Jeil Industrial Complex, one of the largest industrial complexes in the metropolitan area, as well as Gunpo Smart Town, Uiwang Technopark, Anyang IT Valley, and Anyang International Distribution Complex.


Furthermore, a complex transfer center is planned near Geumjeong Station (Seoul Metropolitan Subway Line 1) where the GTX-C line (Yangju?Suwon) of the metropolitan area wide-area express railway will pass. Urban regeneration projects for the Gunpo Station area and revitalization projects for the Dangjeong-dong industrial area are also scheduled.


Meanwhile, the model house for Triatz has been established in the Dang-dong area of Gunpo City, Gyeonggi Province.
