The reconstruction project of Bando Apartment in Dongbuichon-dong, Yongsan-gu, Seoul is gaining momentum.

Yongsan-gu, Seoul (District Mayor Park Hee-young) completed a detailed safety inspection service for the housing reconstruction maintenance project of Bando Apartment in Dongbuichon-dong on the 7th, and notified the Bando Apartment Reconstruction Promotion Preparation Committee of the final safety inspection pass with a 'reconstruction (42.92 points)' judgment.

Located along the Han River in Dongbuichon-dong, Bando Apartment is an old apartment complex that marked its 47th year since completion in 1977. It is a small-scale complex with an area of 16,508㎡, consisting of two residential buildings from basement level 1 to 12 floors above ground, with 199 households.

Since around 2000, there have been movements to promote reconstruction and remodeling, but a floor area ratio exceeding 200% was an obstacle. However, with the government's easing of reconstruction regulations and Seoul City's abolition of the 35-floor height limit, the project gained rapid momentum. After the Reconstruction Promotion Preparation Committee requested a detailed safety inspection from the district office in January, reconstruction was finally confirmed with this judgment.

It is analyzed that the easing of reconstruction judgment criteria following the government's announcement of the 'Rationalization Plan for Reconstruction Safety Inspection' last December allowed Bando Apartment to pass the safety inspection.

The adjacent Rex Apartment (completed in 1974) has transformed into Raemian Chellitu, the tallest apartment along the Han River with 56 floors, through a one-to-one reconstruction. Once projects such as Hangang Mansion and Hangang Samik, which are already under reconstruction, are completed, the skyline along the Han River in Dongbuichon-dong is expected to be completely redrawn.

District Mayor Park Hee-young said, “Once the reconstruction projects in the Dongbuichon-dong area are completed, overcoming various obstacles, the Han River skyline will be dramatically transformed,” and added, “We will do our best to continuously support the project so that it proceeds smoothly with ongoing interest.”
