All but One Are 'Price Ceiling System' Complexes

As the enthusiasm in the housing market cools down due to high interest rates and loan regulations, 'price ceiling system' complexes are attracting the attention of buyers. With rising raw material costs and an interest rate hike trend causing continuous increases in sale prices, subscription accounts are flocking to price ceiling system complexes, which have relatively lower financial burdens.

According to Real Estate R114 on the 25th, the nationwide average subscription competition rate sharply dropped from 34.26 to 1 in October to 12.2 to 1 in November as of the 21st. The number of applicants compared to supply also noticeably decreased, with 258,341 applicants for 11,260 units in October, but only 66,653 applicants for 7,429 units in November.


Experts advise that since sale prices continue to rise due to factors such as labor and construction material cost increases, it is recommended for actual buyers to actively apply for price ceiling system complexes if they are supplied with reasonable prices.

In fact, among the top 10 complexes with the highest subscription competition rates nationwide excluding Seoul this year, 9 were all complexes where the price ceiling system was applied. The secret to their popularity is the sale price. For this reason, since the supply of public housing under price control is limited and new supply is expected to decrease next year due to issues such as construction cost increases, it is necessary to pay attention to price ceiling system complexes within this year.


Woomi Construction will supply ‘Icheon Jungri District Woomi Lin Urban First’ in Block B1 of Jungri Housing Development District, Icheon-si, Gyeonggi-do in December. The complex will be composed of 11 buildings from 2 basement floors to 20 above-ground floors, with a total of 785 units of 84㎡ exclusive area. The complex has a school district location with a kindergarten nearby and an elementary school (planned site) within walking distance.


In Block B2 of Janghang District, Goyang-si, Gyeonggi-do, a price ceiling system complex will also be launched. It is ‘Goyang Janghang Jeil Punggyeongchae’ constructed by Jeil Construction. The complex consists of 6 buildings from 2 basement floors to 29 above-ground floors, with a total of 1,184 units of 84㎡ exclusive area. Janghang District is being developed as a public housing development district along the Han River, which has high scarcity value in the metropolitan area. Some apartment buildings are expected to secure a permanent Han River view premium, and Janghang Stream Riverside Park is located in front of the complex.


Additionally, within this year, price ceiling system complexes are about to be supplied in housing development districts such as Jeil Punggyeongchae Geomdan 4th Phase (1,048 units) in Geomdan New Town, Seo-gu, Incheon; Hillstate Dongtan Foret (585 units) in Dongtan New Town, Hwaseong-si, Gyeonggi-do; and Osan Segyo Paragon (1,065 units) in Osan Segyo District.
