GTX Benefit Complex, Good Subscription Results Amid Expectations for Transportation Improvements
'Paju Unjeong New Town Umirin The Centum' Closes First Priority with an Average of 108.7 to 1
New complexes expected to benefit from GTX are scheduled for sale, drawing attention to whether they will succeed in popularity. This is because areas with anticipated transportation benefits have shown favorable subscription results amid the recent slump in the sales market. For example, Umirin The Centum in Paju Unjeong New Town, supplied in a similar location, recorded the highest subscription competition rate in Paju City.
According to Real Today, a real estate research firm, a total of 1,517 households (including officetels and private participation public sales, excluding Happy Housing) will accept subscription applications at four locations nationwide in the fourth week of November.
Jeil Construction will accept first-priority subscription applications next week for ‘Unjeong3 Jeil Punggyeongchae,’ located in Dongpae-dong, Paju-si, Gyeonggi-do. This private pre-subscription complex consists of 4 buildings from basement level 2 to ground level 28, with a total of 383 households of 84㎡ exclusive area. Among these, 121 households, excluding disqualified winners and those who gave up their pre-winning status, are allocated for the main subscription. It is within walking distance to the GTX A line, the fastest progressing line among the metropolitan area’s GTX lines, and nearby elementary, middle, and high schools (planned sites) are scheduled. Given that Umirin The Centum in Paju Unjeong New Town, supplied in a similar location, achieved excellent subscription results, attention is focused on whether it can achieve good results benefiting from GTX-A.
In fact, Umirin The Centum in Paju Unjeong New Town attracted 18,494 subscription applications for 170 households (excluding special supply) during the first-priority subscription on the previous day. With an average competition rate of 108.7 to 1, it is the highest competition rate in Paju City this year.
Demanders are focusing on apartments with high future value due to transportation benefits. The ‘Unjeong New Town I-Park’ in Paju-si, Gyeonggi-do, with an exclusive area of 84㎡, changed hands for 763 million KRW in September. The same area was traded for 700 million KRW in February, rising by more than 60 million KRW in seven months. Nearby, ‘Unjeong Xi Signature’ recorded a competition rate of 64.31 during the first-priority subscription in June. Paju City, where these complexes are located, is expected to benefit from transportation with the upcoming opening of the GTX-A line Unjeong Station.
Meanwhile, in the provinces, ‘Munhyeon Prugio Tresiel’ in Nam-gu, Busan, will supply 561 households as part of a private participation public housing project. ‘We Park Andong Hoban’ in Andong-si, Gyeongbuk, is scheduled to offer 820 households for subscription.
On the same day, the Daewoo Construction consortium will accept first-priority subscription applications for ‘Munhyeon Prugio Tresiel,’ located in Munhyeon-dong, Nam-gu, Busan. It consists of 8 buildings from basement level 2 to ground level 28, with a total of 960 households ranging from 39 to 74㎡ exclusive area, of which 561 households sized 59 to 74㎡ will be sold to the public. All households are oriented mainly southward, and the complex is designed as a park-type complex with significantly increased landscaping space.
Daewoo Construction plans to open the model house for ‘Mapo Prugio Urban Peace,’ located in Ahyeon-dong, Mapo-gu, Seoul, on the 24th. It consists of 2 buildings from basement level 4 to ground level 20, with a total of 239 households, of which 122 households sized 49 to 84㎡ will be sold to the public. The complex is near Seoul Subway Line 5 Aeogae Station and Line 2 Ahyeon Station, with arterial roads such as Mapo-daero and Sinchon-ro.
On the same day, HDC Hyundai Development Company plans to open the model house for ‘Seosan Central I-Park,’ located in Seokrim-dong, Seosan-si, Chungnam. It consists of 4 buildings from basement level 2 to a maximum of 29 floors, with a total of 410 households sized 84 to 116㎡. The Seosan public bus terminal is adjacent, allowing convenient movement inside and outside the region.
