‘Trius Gwangmyeong’ Contract Signing Starts on a First-Come, First-Served Basis from the 18th [Trius Gwangmyeong Seokgyeong Perspective View]

Daewoo Engineering & Construction, Lotte Engineering & Construction, and Hyundai Engineering & Construction are launching preemptive contracts for 'Trius Gwangmyeong,' supplied in Gwangmyeong-si, Gyeonggi-do, starting on the 18th (Saturday). This preemptive contract will be conducted for the remaining units after the regular contracts and preliminary resident contracts have been processed.


As this is a golden opportunity to enter the central location of Gwangmyeong New Town at a reasonable price, the preliminary resident lottery and contract held on the 12th (Sunday) demonstrated sustained enthusiasm with a long queue of preliminary residents waiting despite the cold wave. The high contract rate despite earlier concerns about the sale price is interpreted as many buyers recognizing the value of the complex.


The sale price of Trius Gwangmyeong is set between 781.1 million KRW and 897.1 million KRW for a 59㎡ exclusive area. According to real estate R114 data on the 14th, the average jeonse (long-term deposit lease) price per household for apartments in Seoul that are less than five years old was 861.09 million KRW last year, meaning buyers can secure a new apartment in Gwangmyeong-si, adjacent to Seoul, at Seoul's jeonse price level.


Compared to nearby newly built complexes, the price competitiveness is also high. According to the Ministry of Land, Infrastructure and Transport's actual transaction price data, the ‘Cheolsan Station Lotte Castle & SK View Class Tige’ (moved in March 2022) with an 84㎡ exclusive area located in Gwangmyeong-si was traded at 1.297 billion KRW in September this year. Compared to this complex, the sale price for the same area in Trius Gwangmyeong ranges from 1.0184 billion KRW to 1.186 billion KRW, which is up to approximately 200 million KRW lower.


Trius Gwangmyeong is a complex consisting of 26 buildings from three basement floors to 35 floors above ground, with a total of 3,344 households ranging from 36㎡ to 102㎡ exclusive area. As a post-sale complex scheduled for move-in in December 2024, quick occupancy is possible, and various options including balcony expansion are provided as standard. Additionally, unlike other complexes nearby where interim payment loan interest rates reach 4.9% to 5.5% annually, Trius Gwangmyeong offers an annual rate of 3.96% (6-month variable), reducing the burden of interim payment loan interest by up to approximately 1.54 percentage points. This is especially advantageous as interest burdens on interim payments and mortgage loans are expected to increase toward the end of the year.


In particular, for preemptive contracts, anyone aged 19 or older can purchase regardless of residence area restrictions or home ownership status, including both household heads and members. Moreover, no subscription savings account is required, making it a breakthrough for young generations such as single-person households and newlyweds who are disadvantaged in point-based competitions. Also, the sale rights acquired through preemptive contracts are not counted as housing ownership, so there are no restrictions on re-winning.


Industry experts predict that Trius Gwangmyeong will be sold out quickly. With raw material price increases expected to continue driving up sale prices of future complexes, and the 84㎡ type, which is the national standard size, having very limited upcoming supply in Gwangmyeong-si, it is expected to attract significant interest from buyers.


Considerable effort has been put into landscaping facilities within the complex, which is expected to enhance residential satisfaction. First, planting will be reinforced near the front of first-floor households to strengthen privacy protection, and various themed rest and leisure spaces will be created in each complex so residents can enjoy diverse spaces during their leisure time. The landscaping areas will include a panoramic rock garden, a duplex-type tea house, specialized water playground, themed playground, health track, senior garden, community garden, ecological pond, and peripheral walking trails, creating nature-friendly spaces.


Remaining units arising from some disqualifications are also expected to be quickly sold out through preemptive contracts. The preemptive contracts for Trius Gwangmyeong will be conducted at the model house. Entry to the model house will be available from 11 a.m. on Saturday, November 18, and visitors will receive numbered tickets in order of entry to select their building and unit for contract.


Trius Gwangmyeong will apply a fixed first deposit of 10 million KRW for preemptive contract holders to reduce the financial burden on buyers.


The Trius Gwangmyeong model house is located in the Oryu-dong area of Guro-gu, Seoul.
