Featuring Unique Characteristics such as Station Areas and Large Complexes

By the end of this year, a large number of brand-name apartments meeting conditions such as proximity to subway stations and large complexes are expected to be launched in the metropolitan area, attracting significant attention from buyers. As the enthusiasm in the subscription market cools down, the selection between complexes is intensifying, and it remains to be seen whether this trend will continue until the end of the year.

According to Real Estate R114 on the 16th, a total of 21,374 households across 41 locations in the metropolitan area are scheduled for general sale in November and December. Among these, brand-name apartments offered by major construction companies account for nearly half, totaling 10,884 households. By region, Gyeonggi has the largest number with 6,641 households across 9 locations, followed by Incheon with 2,681 households in 3 locations, and Seoul with 1,562 households in 5 locations.


Since many buyers prefer large-scale brand-name apartment complexes, it is expected that subscription accounts will be concentrated on certain complexes again this time. In fact, up to October this year, the subscription competition rate for apartments by major construction companies in the metropolitan area was 26.49 to 1, with 461,544 applications submitted for 18,269 households. In contrast, smaller brand apartments received 56,399 applications for 14,150 households, resulting in an average competition rate of 3.99 to 1. This means there is nearly an eightfold difference in competition rates.


The reason for the preference for large brand-name apartments is that most complexes leading local market prices are brand-name apartments. For example, the most expensive apartment in Michuhol-gu, Incheon, is 'Cheon The Sharp Sky Tower 2 Complex.' The average sale price per 3.3㎡ in this complex is 21.44 million KRW, which is 9.4 million KRW higher than the local average price of 12.04 million KRW. In Bucheon-si, Gyeonggi, the complex leading the market price is 'Raemian Bucheon Jungdong,' with an average sale price of 28.95 million KRW per 3.3㎡, more than 10 million KRW higher than the local average price of 18.59 million KRW.


Amid this ongoing trend, brand-name complexes supplied by major construction companies are preparing for sale. These are subway station-adjacent, large-scale apartments preferred by buyers.


DL Construction plans to launch 'e-Pyeonhansesang Jemulpo Station Park Maison' this month in the Sungui-dong area of Michuhol-gu, Incheon (Sungui 3 Housing Redevelopment Project). The complex is within walking distance of Jemulpo Station on Seoul Metropolitan Subway Line 1, and is also close to Sungui Station on the Suin-Bundang Line and Incheon Bus Terminal. Yongjeong Elementary and Sungui Elementary schools are located right next to the complex. The complex will consist of a total of 736 households with exclusive areas ranging from 39 to 84㎡, and 449 households will be offered for general sale excluding cooperative member units and rentals.


A consortium of Samsung C&T Construction Division, SK Ecoplant, and Kolon Global plans to launch 'Maegyo Station Pallucid' this month in the Seryu-dong area of Gwonseon-gu, Suwon-si, Gyeonggi. The complex will have a total of 2,178 households, with 1,234 households ranging from 48 to 101㎡ offered for general sale. The complex is located near Maegyo Station on the Suin-Bundang Line and is within walking distance to Gwonseon Elementary School.


Lotte Construction plans to supply 'Lotte Castle Signature Jungang' in the Gojan-dong area of Danwon-gu, Ansan-si, Gyeonggi, in December. The complex will consist of 1,051 households with exclusive areas ranging from 59 to 101㎡, and 511 households of 59㎡ will be offered for general sale. It is close to Jungang Station on Subway Line 4, the Suin-Bundang Line, and the planned Shinansan Line. The Incheon-origin KTX and GTX-C lines are also planned, enabling access to Yeouido and Gangnam within 30 minutes in the future.


DH Property One and DL E&C plan to launch 'Grants' in December through the Seongnae 5 District redevelopment project in Gangdong-gu, Seoul. The complex will be a super high-rise residential-commercial complex with up to 42 floors and 407 households, with 327 households ranging from 36 to 180㎡ offered for general sale. Cheonho Station on Subway Lines 5 and 8 is within walking distance.
