A plaza will be established around Suseo Station in Gangnam-gu, Seoul.
Seoul City announced on the 9th that it held the Urban and Architectural Joint Committee on the 8th and approved the original plan for the 'Suseo Residential Development District Unit Plan.' The plan includes removing the parking lot at 727 Suseo-dong and one other lot to create a new plaza.
The area around Suseo Station is a major gateway to Seoul, served by the SRT, Subway Line 3, and Suin-Bundang Line, and is the entrance to Seoul Dulle-gil Daemosan, attracting a large number of pedestrians. However, there has been a lack of resting areas and convenience facilities for pedestrians, and securing usable land has been difficult due to nearby development-restricted zones and private properties.
Accordingly, Seoul City plans to utilize the public parking lot site at Suseo Station to create a plaza equipped with rest and convenience facilities, including resting areas and restrooms. The plaza construction project will begin this month and is scheduled for completion in August next year.
At the same meeting, the designation and plan for the semi-industrial district unit plan area around 237 Gasan-dong, Geumcheon-gu, were also approved with modifications. The target area is near Seoul Digital Industrial Complex (G-Valley) 2nd and 3rd complexes and the arterial road Siheung-daero, characterized as a semi-industrial district where small to medium-sized industrial facilities and residences coexist.
The plan reflects the characteristics of a mixed industrial hub by setting the spatial structure of the area into residential-dominant zones, industrial-dominant zones, and central function-concentrated zones, with differentiated uses and building heights. To secure pedestrian-friendly green spaces within the semi-industrial district, the plan provides floor area ratio incentives when public open spaces exceeding the legally required area are created.
With the plan passing the committee review, the final plan is expected to be released within the year after resident re-examination and official announcement procedures.
The Standard Hotel in Deungchon-dong, Gangseo-gu, will be converted into office facilities. The committee also approved with modifications the Airport Road district unit plan for the area around 505-2 and 505-7 Deungchon-dong.
The Standard Hotel at 505-7 Deungchon-dong was built after receiving a floor area ratio relaxation through a district unit plan change decision in March 2014, but it closed in February 2022 and has remained vacant, making a district unit plan change inevitable.
The current plan abolishes the designated use and floor area ratio relaxation for 505-7, which was designated as a tourist accommodation facility, and secures additional land by changing the lot at 505-2, thereby updating the previously granted floor area ratio incentives.
Accordingly, 505-7 will be used as office facilities in line with the ongoing Airport Road district unit plan redevelopment direction.
