Post-sale complex scheduled for move-in in September 2024
The consortium of Hyundai Engineering and DL E&C announced on the 31st that they will be launching sales for ‘Hillstate ePyeonhansesang Munjeong’ in November.
This complex is a housing reconstruction and redevelopment project located at 136 Munjeong-dong, Songpa-gu, Seoul, consisting of 14 buildings ranging from 2 basement floors to 18 above-ground floors, with a total of 1,265 households. Among these, 299 units with exclusive areas of 49 to 74㎡ will be offered for general sale.
The exclusive areas for the general sale units are ▲49㎡A 72 units ▲49㎡B 112 units ▲59㎡A 21 units ▲59㎡B 43 units ▲74㎡A 6 units ▲74㎡C 6 units ▲74㎡D 19 units ▲74㎡E 17 units ▲74㎡F 3 units.
Within a 1km radius of the complex, three subway lines pass through: Line 3 (Police Hospital Station), Line 5 (Gaerong Station and Geoyeo Station), and Line 8 (Munjeong Station), allowing convenient access throughout Seoul. It is also possible to reach SRT Suseo Station within 20 minutes by public transportation, facilitating easy travel to the metropolitan area.
Additionally, the Wirye Line (tram) urban railway connecting Macheon Station, Bokjeong Station, and Namwirye Station, as well as the Wirye-Sinsa Line urban railway project connecting Wirye New Town, Samseong Station, and Sinsa-dong in Gangnam-gu, are planned.
Travel by car is also convenient. Access to Songpa IC is easy, and the complex is close to the Metropolitan Area 1st Ring Expressway and the Jungbu Expressway.
The complex will include a daycare center, and Munjeong Elementary School and Munjeong Middle School are within walking distance. Within 1km, there are many elementary, middle, and high schools clustered, including Mundeok Elementary, Munhyeon Elementary, Gadong Elementary, Gaju Elementary, Songpa Middle, Gawon Middle, Munjeong High, Munhyeon High, Boin High, and Hanlim Arts High School.
The complex is surrounded by parks, providing excellent residential comfort. Nearby is the Songpa Dullegil (Jangji Stream section). Songpa Dullegil is a 21km circular walking trail connecting four outer streams of Songpa-gu, linked to Jangji Neighborhood Park and Ollim Park.
Hillstate ePyeonhansesang Munjeong is the first brand complex supplied by Hyundai Engineering and DL E&C in Munjeong-dong, Songpa-gu, and thus considerable effort has been invested. A large gate pillar is applied at the apartment entrance, and a luxurious curtain wall look exterior design (partially) is showcased. Additionally, the exterior of the lower three floors is finished with stone to apply a differentiated design.
Moreover, the complex layout is mainly south-facing, providing excellent lighting and sunlight rights, and offers views of nearby parks. Community facilities within the complex include an indoor golf range, fitness center, reading room, study room, small library, cultural center, and senior room.
Various advanced systems are also applied. These include a ventilation system with duct cleaning capability, solar power generation system, rainwater recycling system, regenerative elevator system, and energy-saving systems to reduce management costs.
Meanwhile, the Munjeong-dong area in Songpa-gu is emerging as a new residential town with active redevelopment projects underway. According to Songpa District Office and industry sources, within a 2km radius of the complex, a residential town accommodating about 9,000 households is being formed, including Garak 1st Hyundai Apartments (942 households) undergoing housing reconstruction, Munjeong Geonyeong (626 households) scheduled for remodeling, and Olympic Family Town (4,494 households), which passed a detailed reconstruction safety inspection in January this year.
